Architect: Jeffrey James

Using the framework of an existing 1920s house, James has fashioned a spectacular Modernist structure, described by The Architects’ Journal as “radical” and “exceptional.” The property is a spacious and characterful home that fills with light. Externally, James’s design clearly echoes the early Modernism of Le Corbusier and the Bauhaus architects, however, internally the large open-plan spaces are more attuned to the demands of contemporary life.
The most impressive space is the split-level kitchen/dining/living room, which opens out onto a terrace at the rear. Additionally, the large strip skylight above, bathes all three storeys of the house in natural light.
There are further terraces at roof level, on the first floor and at the rear of the property. Each terrace provides fantastic views beyond the garden, over neighbouring rooftops at the rear, and Dulwich Village, respectively. The garden stretches down to a small studio buildings at the bottom while the front of the property offers a further seating area, off-street parking and verdant flowerbeds.
Newly installed solar panels on the roof almost entirely off-set the house’s gas and electricity consumption.
Overhill Road is a residential street in the popular neighbourhood of East Dulwich. It is located over Lordship Lane, renowned locally for its broad range of independent shops, bars and restaurants including the celebrated Franklin’s (restaurant and farm shop). Dulwich Park is nearby, as is the Dulwich Picture Gallery and the Horniman Museum.
The house is well served by public transport, numerous buses travel directly into central London. East Dulwich, Forest Hill and Honor Oak Park are the closest train stations.
