“A playful palette of contemporary materials and soft pastels”

This one-bedroom house occupies an excellent position in the heart of Lower Clapton. Sensitively refurbished by the current owner, the interior spaces feel at once colourful yet refined. Soft pastels create a tranquil environment, accentuated by subtle architectural detailing. There is a private garden, while the larger green spaces of Hackney Downs Park and Hackney Marshes are both within easy walking distance.

The Tour

The house is shielded from the street by a black-painted fence, providing excellent levels of privacy. The entrance is through a bijou courtyard, which leads to the front door. This opens immediately to the main living spaces, with the kitchen positioned on the left-hand side of the entrance hallway. This exemplifies a contemporary palette of oak worktops, a white-tiled splashback and dark blue cabinetry. There is a generous butler sink with a window above and built-in appliances, including a fridge-freezer, oven, hob and dishwasher.

This space is open to the combined living and dining area, which flows towards the garden, framed by a set of glazed doors. Painted detailing on the rear wall mirrors a curved archway opposite, through which lies an office space. Walls have been painted a soft pink, while floors are engineered oak parquet laid in a herringbone pattern. The room feels serene and bright and would adapt easily to a variety of layouts. The office in the front corner of the plan is characterised by a wall painted a striking shade of teal.

Carpeted stairs ascend to the first floor, with built-in storage below concealed by a wall of birch ply. This floor is home to the main bedroom, a generous space with a real sense of volume care of a mono-pitched roof that rises high above. A full wall of birch ply storage extends high into the ceiling; a sash window on the opposite wall frames views over the garden below. A black-painted wooden beam cuts a structural line across the space, grounding the gentle colour palette.

The contemporary bathroom is accessed through a sliding, birch-ply pocket door from the hallway. It has been realised to an exceptional standard, with floors and open shelves in colourful terrazzo by Diespeker & Co, built-in birch ply storage units and pink matt tiles around the built-in bath. The rear wall has been painted black, creating a vivid contrast with the neutral colours elsewhere.

Outdoor Space

The private garden makes a wonderfully secluded spot to sit and enjoy morning coffee or evening drinks and dining. It is largely laid with decking in a five-finger parquet style and is characterised by vines and ivy that clamber over the walls. The space backs onto neighbouring gardens, so feels exceptionally peaceful. There is ample opportunity to update the garden further.
