“A palette of mid-century-inspired pastels introduces a playful softness to the house”

This beautiful single storey house was built in 1969 by the London County Council and has recently been the subject of a comprehensive renovation by Casswell Bank Architects, who have approached the redesign with a fluency in colour and tone that is typical of the practice. Original features have been sensitively preserved across the bright, flowing plan, which wraps around a private walled garden. Full-height glazing to the front and rear creates a wonderful sense of space, while a palette of mid-century-inspired pastels introduces a playful softness, cleverly accentuating the flow of light throughout the house.

The Tour

The house sits in a leafy residential estate on Daintry Way and is surrounded by well-kept communal lawns. Externally, the house presents a modest façade of brick and cement cladding, set behind a small front garden with a black picket fence. Entry is via a generous entrance hall with a frosted panel to one side of the front door, where there is also a cloak cupboard and a large storage cupboard.

On edge oak parquet flooring runs underfoot throughout, leading from the hall to a large living and dining room. This space is the heart of the home and opens out via new wood aluminium composite framed doors to a beautiful garden. A recently fitted double galley kitchen is accessed beyond the living room. There are smart black Valchromat units on one side, with white Corian worktops and a splashback opposite; there is also an integrated sink, induction hob and extraction fan. The kitchen leads seamlessly through to a study with a built-in storage cupboard, shelving and a birch plywood desk, overlooking the communal gardens to the front of the house.

The plan extends off the entrance hall to the sleeping quarters. The three bedrooms are generously sized and all have new aluminium-framed windows and views out over the back garden. The family bathroom is located opposite and has contrasting tiles and mirrored cabinets, illuminated by a skylight over the shower and bath.

Outdoor Space

The house opens up to a private walled garden at the rear, which has been recently redesigned by Casswell Banks Architects. It is paved with grey tiles and lined with a vast array of mature plants and climbing shrubs, creating a wall of evergreen views from each of the bedrooms. There is a mature rosemary bush, as well as an elder and numerous ferns. The current owners have set up an outdoor dining area opposite the indoor dining area, establishing a wonderful extension of the internal space.

The estate is pedestrianised and formed of single-storey houses linked by communal lawns; the garden has a door leading directly to the estate’s green areas, creating a wonderful sense of spaciousness. The trees, lawns and planting that link the houses are all carefully maintained. Residents often use these spaces for children’s parties and neighbourhood gatherings.

The Area

Daintry Way is located in Hackney Wick, between Victoria Park and the River Lee. Since the 2012 Olympics, Hackney Wick has seen a significant influx of cultural investment. There are numerous restaurants and bars including the award-winning Cornerstone, Silo, Crate Brewery and MOTHER vegan cafe. The Here East campus is a short walk away and operates as a co-working hub and cultural centre, while award-winning theatre and music venue The Yard is also close by. The amenities of the Olympic Park are close at hand, where the East Bank, a new world-class cultural quarter, is now under construction, with new facilities for the V&A Museum, Sadler’s Wells Theatre, the BBC and the London College of Fashion, as well as a new campus for UCL.

Victoria Park is close by and is surrounded by a number of good pubs. On the north side of the park is Victoria Park Village with its excellent range of restaurants and shops. In addition, there are wonderful green spaces and walks in Wick Woods, Hackney Marshes, Mabley Green and the beautiful canal path that leads to the Greenway. There are numerous highly regarded local nurseries and primary schools.

Daintry Way is an eight-minute walk from Hackney Wick station which runs London Overground services to Highbury & Islington in around 10 minutes and Stratford International in approximately six minutes. Stratford International is within walking distance and runs direct trains to Margate, for spontaneous seaside excursions.
