"Excellently positioned behind Patriot Square in the heart of Bethnal Green, a beautifully renovated townhouse configured across three floors"

This bright three-bedroom town house forms part of William Caslon House, a wonderful residential estate built in the 1970s in the heart of Bethnal Green. The estate is named after William Caslon I, a highly renowned local eighteenth-century typefounder and is configured along the northern boundary of Patriot Square, a short walk from Bethnal Green Gardens and Victoria Park.

The house has been the subject of a comprehensive renovation over the course of the past year. The result is a set of bright contemporary interiors that exploit a multi-storey configuration, as well as a private south-facing courtyard, to draw natural light across the entirety of the plan.

Access to the estate is gained via a pedestrianised route through Patriot Square. William Caslon House is arranged in two terraces with a walkway running between. Beyond the front gate a private courtyard leads to the house itself. This space is perfect for a morning coffee, or for dining outdoors in the warmer months.

Large, sliding glazed doors lead through to the ground-floor communal areas. A living room is positioned at the front of the plan, excellently located to make the most of the morning light. Towards the rear is a contemporary kitchen, with concrete worktops and integrated appliances. There are floorboards of engineered oak throughout and copious amounts of built-in storage space under the stairs.

The first-floor comprises a second reception room and a master bedroom. The bedroom has built-in wardrobes and an en-suite bathroom. The second floor has two further bedrooms, both doubles and both with en-suite shower rooms.

A short walk south is the numerous shops, restaurants and bars of Cambridge Heath Road and Bethnal Green. Sager & Wilde on Paradise Row is minutes from the front door, for a seasonal menu and a wide variety of natural wine, while the green spaces of Bethnal Green Gardens and the Museum Gardens of the V&A Museum of Childhood are equally close by. Neighbouring Bethnal Green Town Hall has been the subject of a wonderful renovation and is now home to a Peg+Patriot, an intimate cocktail bar secluded with this rather grand building.

London Fields and the green spaces of Victoria Park are a short walk away. The Regent’s Canal path is very close, for easy access to the popular Broadway Market and Islington beyond. Broadway Market has excellent places to eat and drink and hosts a food market on Saturdays. There are a number of excellent restaurants locally, including The Marksman, Bistrotheque and The Laughing Heart. Both Shoreditch and Spitalfields are within striking distance.

Cambridge Heath Overground station offers direct trains to Liverpool Street with a journey time of around seven minutes, and Bethnal Green Underground station has excellent links to central London via the Central Line.
