This fantastic top floor flat is situated within a handsome red-brick mansion block on Stamford Hill in north London. Constructed in 1890 and set back from the road behind large poplar trees, the building has far-reaching views across Woodberry Downs and towards Alexandra Palace. The light-filled three-bedroom apartment has been subject to a complete and sympathetic refurbishment by the current owners, who worked alongside MS-DA architectural designers to create a beautiful, pared-back space.

The Tour

Stairs lead from the ground floor lobby to the fourth-floor hallway and the apartment’s dark timber front door. This opens into an internal hallway, where patterned floor tiles sit below bespoke floor-to-ceiling storage units finished in a rich burgundy.

During the renovation, key architectural features including selected cornices and all doors and architraves were retained. A solid Douglas Fir floor by Hørning was laid onto the soundproofed and levelled sub-floor, and fanlights were introduced above every internal door to promote the flow of natural light. The apartment was entirely re-wired and re-plumbed, all external walls were thermally insulated and all windows replaced with double glazed units.

The living room lies at the front of the plan, where white walls offer a neutral canvas for the natural light welcomed into the space by a set of glazed doors, which open onto a balcony bounded by black, wrought-iron railings. A large single bedroom lies adjacent to the living room, with floor-to-ceiling storage units along one wall that incorporate a built-in desk and a low-level white radiator positioned underneath the sash window.

The kitchen is by Cardel Grant and occupies the space at the rear of the apartment, with a dining area adjacent. There are windows to three sides, ensuring natural light abounds. The same stone features on the island, which has open timber shelving and faces the dining area. There is a bespoke storage cabinet in muted olive to one side of the room with plenty of storage in its recessed timber shelves.

Two double bedrooms sit on either side of the hallway, in the space between the living room and the kitchen. One of the bedrooms has raised storage cupboards in a soft cream colour, while the other features floor-to-ceiling wardrobes finished in the same rich burgundy as those in the hallway. Further along the hall is a bathroom with geometric floor tiles, blue enamel wall tiles and open timber shelving above the sink. Opposite the bathroom lies a WC with graphic wallpaper, an enamel sink by Dyke & Dean, and a low-level radiator.

Outdoor Space

The apartment has a small decked balcony off the kitchen, which is suitable for pot plants or herbs, and a balcony off the living room that looks over Stamford Hill. There are communal gardens to the front and rear of the block.

The Area

The apartment is located between Stoke Newington and Stamford Hill, within easy reach of the independent shops, cafes, restaurants and pubs of Stoke Newington and Newington Green; Esters and Jolene are particular neighbourhood favourites. Much-loved Church Street is home to The Spence Bakery, Whole Foods and The Good Egg, as well as many other independent businesses.

The beautiful green spaces of Clissold Park and Abney Park Cemetery are nearby, with Woodbury Wetlands nature reserve less than 20 minutes walk west. The area is very popular with young families, in part due to the number of good schools in the area. Particularly noteworthy are the Betty Layward Primary and Stoke Newington School.

Nearby Stoke Newington Overground station provides quick access to Liverpool Street, and there are local bus routes into the West End and the City.
