“Recently redesigned and extended, the traditional Victorian spaces now feel wholly contemporary and culminate in a peaceful private garden”

This beautiful two-bedroom apartment occupies a wonderful position on Manbey Grove, a leafy residential street in Stratford, east London. The apartment has recently undergone a thorough renovation and extension care of Mark Barnard of MAB Architects, which has seen the introduction of contemporary materials alongside the original Victorian features, finished with paints by Farrow & Ball. The new extension opens out onto a secluded private garden.

The Tour

The apartment presents a traditional Victorian façade to the street, where its London stock brick chimes sensitively with the white stucco adornments around the windows and front door. There is an off-street parking space for one car and wiring has been carried out for an electric car charger.

Internally, the apartment has been entirely transformed by Mark Barnard’s intervention. He has opened up the space to create an expansive open-plan kitchen, living and dining room at the rear of the apartment, which leads out via glazed doors onto a beautiful garden with a patio and outdoor dining area. The apartment has a newly installed heat recovery ventilation system throughout, ensuring a steady circulation of fresh air all year round.

The kitchen is undoubtedly the heart of the home. Configured around a quartz-topped breakfast bar, with a large skylight overheard, this area of the house is bright and perfect for entertaining. There are integrated appliances including a double oven, oak-fronted units and pendant lights. The dining and living areas adjoin this section of the plan, bathed in natural light care of glazed, bi-fold doors which open directly onto the garden. There is underfloor heating throughout this section.

The remainder of the plan is occupied by two double bedrooms and a new bathroom. The main bedroom has a glazed door, which opens onto a newly-created internal courtyard, drawing natural light into the room. Both bedrooms have fitted wardrobes and original pine floorboards underfoot, while the front-facing bedroom has a brand new double-glazed sash window.

Outdoor Space

The private garden has a paved patio area, which flows directly out from the dining and living areas; perfect for a morning coffee, or early evening drinks. The rest of the garden is laid to lawn with a newly fitted timber fence along one aspect and raised beds.

The Area

Manbey Grove is a leafy residential street a short walk from Stratford, Forest Gate, Leyton and Hackney Wick. There are a number of cafes, bars, pubs and restaurants all within easy reach. The Winchelsea Arches are of particular note, home to the Wild Goose Bakery and renowned restaurant Arch Rivals, among many other independent bars and cafes.

The Olympic Village at Hackney Wick is now a well established outdoor space for cyclists and dog walkers. There is a row of cafes, bars and street food vendors along the canal, in front of start-up hub Here East, with numerous places to eat and drink, including Saint Espresso and the Hackney Wick outpost of the Four Quarters bar. The new V&A East and Sadler’s Wells East theatre are currently being built for the new East Bank development in Stratford and are due for completion in 2022.

The closest station is Maryland station, just a two-minute walk from Manbey Grove, which runs services to London Liverpool Street in approximately 11 minutes. The station will be part of the planned Crossrail line and will have high-speed links to Tottenham Court Road, all the way to Heathrow Airport.

Stratford station is a ten minute walk away with connections all over London via the Central Line, London Overground, Jubilee, DLR, TFL Rail, Greater Anglia. Stratford international is just a short walk further, running services to Kings Cross St Pancras in 6 minutes or to the Kent coast in one hour.
