Traditional Victorian grandeur and a truly contemporary approach to space, combine wonderfully in this four-bedroom, end of terrace house on Lambourn Road in Clapham Old Town. The house was the subject of a significant renovation in recent years by Robert Wilson, director of award-winning practice Granit Architects. The work extended, refurbished and remodelled the formerly dilapidated house into an expansive family home with dramatic sections of glazing and a moated courtyard garden at the rear.

Granit Architects have sought to preserve many of the original Victorian features of the house, while modernising specific elements of the plan and introducing a range of sustainable features including heat recovery system, solar heating and rainwater storage and irrigation systems. The result is a house which respects the architectural vernacular of its setting while incorparting a truly modern approach to living across its interior.

Accommodation extends to 1,754 sq ft across three storeys. Access is gained via a small gated front garden. The front facade is defined by a pair of original Victorian bay windows, which draw light into a reception room and dining room, respectively. This part of the house retains it’s original layout. However, Granit Architects have replaced partition walls with sliding pocket doors to encourage the flow of light and life through this section of the plan. Beyond, the recent modernisation is immediately apparent; a triple-height sash window links the original house to a contemporary extension at the rear where a kitchen is positioned. Glazed doors open out directly onto a courtyard garden with a moat, Corten planters and beautiful mature planting.

The first floor comprises two large double bedrooms, a family bathroom and a master bedroom with large sections of wrap-around glazing overlooking the garden at the rear. There is also an additional en-suite shower room on this floor. The second floor, which was added by Granit during the renovations, comprises a fourth bedroom, currently configured as a home office, dressing room and an en-suite shower room.

The house has been designed with a sustainable methodology and materials. Wilson’s idea was to introduce elements, new materials, products and equipment with the aim of reducing the energy use of the building and an overall reduction on the building’s level of CO2 emissions. Green roofs, solar heating, rainwater storage and recycling, mechanical heat ventilation and recovery, and large sections of triple-glazing.

Wilson has remarked of the project, “I wanted to demonstrate that being sustainable and setting out to create a low-energy dwelling does not have to be either prohibitively expensive, technically complex or at the expense of creating a comfortable home.”

Lambourn Road is well positioned in Clapham Old Town, close to the open green spaces of Clapham Common and Heathbrook Park. There is a wide range of independent shops, galleries, restaurants and cafes, all within walking distance. Particular favourites include the Michelin-starred restaurant Trinity, The Bobbin gastro-pub and Clapham’s Picture House.

There is an excellent selection of local state and private schools including nearby Eaton House, Parkgate School, Thomas’s and L’école de Wix Lycée Français.

Clapham North and Clapham Common underground stations connect via the Northern line and Wandsworth Road connects citywide via the London Overground.
