This beautiful five-bedroom house just north of Highbury Fields extends over four light-filled floors and has its own garden studio. The Tour

The façade of the house is characterised by traditional stock brick and sash windows with ornate stucco detailing. It is set back from the road behind a low-level wall and privet hedge, which shields a large bay window on the ground floor.

Entry is to a bright hallway that leads through into the spacious open-plan living spaces of the ground floor. The introduction of new features complements the traditional proportions of the space, creating a light-filled dining and reception room. The main living space sits at the back of the plan looking out to the south-facing courtyard garden. Full-height glazing characterises the space, and a sliding door opens onto the garden, blurring the boundary to the outside. Wooden boards run underfoot and the house has underfloor heating throughout.

A  wide skylight draws light into the centre of the plan, establishing a transition between the dining space and the main reception area. The kitchen wraps around the front of the plan, where cabinetry extends to create a peninsula with bar seating. A Corian worktop and green and white porcelain tiles line the space around the large range cooker. The original bay window fills the space with natural light; a window seat has been built into the bay. There is a separate WC on the ground floor along with a walk-in pantry and under the stairs storage.

Upstairs a snug overlooks the green flat roof of the ground floor extension and the garden beyond; a large glazed door gives access to the roof. The main bedroom, also on the first floor, spans the entire width of the house; large sash windows allow light to flood in, and built-in wardrobes provide an abundance of storage space. The en suite has a separate bath and a large rainfall shower.

There are two further double bedrooms on the second floor, each with wooden floors and plenty of built-in storage. There is a second family bathroom on this floor. A fourth bedroom, currently configured as a study, has been added in an attic conversion on the third floor. Sliding doors from the living room open onto the south-facing courtyard garden laid with flagstones.  Designed by Jeremy Bevans with Japanese inspirations a maple wood walk way leads down to the Garden Studio. Mature climbing jasmine trails around the perimeter, framing a striking bay tree at the centre of the garden; an acer and a cherry tree sit at the edges. The beds are currently planted with seasonal flowering grasses but offer a canvas for further planting. A small brick wall and flagstone steps bound the beds at the end of the garden; there is a seating area in front of the studio with space for a dining table and chairs.

The Area

Highbury Barn is a short walk away, with its wonderful butcher Godfrey’s, Bourne’s Fishmongers, Da Mario deli and the excellent original branch of La Fromagerie. Nearby Newington Green has a wealth of great places to eat; Esters and Jolene are particular neighbourhood favourites. Much-loved Church Street is home to The Spence Bakery, Whole Foods and The Good Egg, as well as many other independent businesses.

A little further afield are the charming Georgian terraces, quaint residential squares and characterful pubs of Barnsbury, including the Draper’s Arms and The Albion. Dalston is also within easy reach.

The green, open spaces of Highbury Fields – which has tennis courts, a playground and a swimming pool – Clissold Park and Finsbury Park are within easy walking distance.

Elwood Road is six minutes’ walk from Arsenal Underground station (Piccadilly line), and 10 minutes from Drayton Park (Overground) which runs fast trains into the City. Highbury & Islington (Victoria Line and Overground) stations are also nearby. There are excellent bus services with connections to the West End, Highgate, Dalston and the City.
