“The plant-strewn upper garden terrace has wonderful far-reaching views across the village rooftops and out to sea”

This exceptionally bright three-bedroom home occupies a central position in the picturesque Cornish village of Cawsand. The subject of a major renovation within the last three years, the interior artfully combines traditional architectural details with sensitive modern interventions. Set over two storeys, the internal living space spans approximately 1,400 sq ft. There is a bountifully stocked private walled garden at the rear, with far-reaching views across the rooftops to the sea. There is also a timber-clad garden studio providing an idyllic home workspace, workshop or an additional sleeping area.

The Tour

Located at a central point on Armada Road, a characterful terrace of colourful cottages, the house has a handsome double-fronted façade. Having once served as the village meeting hall, it has wonderful proportions, with high ceilings on both the ground and first floors. The primary entrance is positioned at the front of the house, leading through to a bright lobby with a walk-in cupboard and good provision of storage for coats and boots.

A pair of industrial-style glazed doors provide access to the primary living space and allow light to flood through. A trio of restored period timber windows spans the length of one wall, parquet flooring runs underfoot and an original open fireplace is positioned at the far end of the room, flanked by deep-set bookcases.

Interlinked to the main living room is the modern kitchen and dining area; beautifully designed with the practicalities of daily life well-considered, with appliances neatly built into the smart cabinetry. At one end of the kitchen, a pantry has been built into a cupboard under the stairwell, and at the opposite end of the room, there is a well-equipped utility area. Overhead, deep-set, electric-powered skylights overhead allow light to flood in throughout the course of the day. There is also a cloakroom at ground level.

The high, beamed ceilings on the first floor create a wonderful sense of volume, with the open landing adding to this sense of spaciousness. Glass panels have been strategically placed to invite in an excellent quality of natural light while framing views to the garden and creating an effective visual connection between the inside and outside space. Three bedrooms are located at first-floor level, each with built-in cabinetry. A family bathroom is positioned at the far end of the landing.

Outdoor Space

Access to the garden is at first-floor level. A decked walkway doubles as a small terrace area for potted plants. The garden has been exceptionally well stocked and maintained, with a vast and varied selection of herbaceous perennials and wildflowers, which attract a wonderful array of local wildlife. The plant-strewn upper terrace has wonderful far-reaching views across the village rooftops to the sea, and across the deep green curtain of the surrounding woodland.

The generous, newly-built garden studio provides a quiet and peaceful workspace that would equally befit a music room, reading room or a creative workshop. There is a storage shed for garden tools and a back gate providing direct access from the garden to the one-way lane behind, which is also accessible by vehicle.

The Area

The neighbouring villages of Kingsand and Cawsand adjoin the Mount Edgcumbe Country Park in the AONB of the Rame Peninsula and are on the long-distance South-West Coast Path. Armada Road is ideally placed for easy access to local village shops, pubs, cafes and restaurants. Cawsand Beach is a one-minute walk away, at the end of the road. The calm, sheltered bay of sand and shingle looks out to Plymouth Sound and offers a great location for swimming, rockpooling, kayaking, paddle boarding and sailing. Girt Beach and Kingsand Beach are a few minutes’ walk away, and boat trips around the bay leave from the slipway.

The village is well placed for access to the A38 and A30, with Padstow, St Ives and Penzance all reachable by car in under one hour and 45 minutes. Plymouth is 10 miles to the east and approximately 45 minutes by car. There is a regular passenger ferry service to Plymouth from Cawsand Beach in the summer months. The cities of Bristol and Bath are also reachable in under three hours.
