This is a wonderful opportunity to acquire a plot of land (approximately 2.3 acres) with planning permission in place for the construction of a four-bedroom modern house with swimming pool.

The site is quietly situated in the small commune of Montbarla, in the Tarn-et-Garonne region of Southwest France. It has breathtaking panoramic views over a wooded valley, with mature trees, fields and a lake.

Hill House, as the project is known, has been designed by the architect Vicky Thornton of the renowned practice Allies & Morrison, in collaboration with Meld. Thornton built her own house nearby, which she uses as a holiday home and rents out as a very successful holiday let. The incoming buyer will be able to utilise Thornton’s considerable experience of the area to source a contractor and assist with the build.

The design of the house consists of two distinct volumes, one with a mono-pitched roof containing the living accommodation, and the other with a flat roof containing the sleeping quarters. Internal accommodation measures approximately 170 sq m.

The open-plan reception room, kitchen and dining room has folding doors that open onto a substantial terrace with far-reaching views across the valley. On the same level is a master bedroom with an en-suite bathroom and a private east-facing terrace, two further bedrooms, each with their own south-facing balcony, and another bathroom.

On the lower level is a fourth bedroom with en-suite bathroom, a utility room, a guest WC and an external storage room. The swimming pool is set at the foot of the house, and connected to it via two distinct staircases. There is also a covered parking area.

Hill House has been designed to have a minimal impact on the landscape. It is set into the slope of the site, with green roofs and a deliberately low profile so that it is largely invisible from the road. It is positioned towards the top of its sizeable plot, with glazed south-facing elevations that maximise the natural light and make the most of the glorious views. The horizontal timber cladding references local agricultural buildings.

Approximately 5km away is the attractive bastide town of Lauzerte, which has been designated ‘one of the most beautiful villages in France’. Moissac, with its famous abbey and cloisters, is approximately 10km away. Toulouse airport is approx. an hour away by car, and Montauban train station approx. 35 minutes away, with direct trains to Paris.
