The Tour

Perched on quiet Wolsey Road, the house is set back from the street by wrought-iron railings. The house is of London stock brick and has crisp stucco detailing around its orange-painted front door and newly fitted double-glazed sash windows.

Entry is to a hallway, where chequerboard floor tiles nod to the house’s 19th-century origins. Walnut stairs towards the back of the plan wind down to the lower-ground floor, which is occupied by the open-plan living spaces. Sublimely finished, the spaces epitomises the house’s marrying of sturdy, functional design with pared-back elegance.

The kitchen is along the right side of the room. Douglas fir flooring lines the floor, while cabinets are topped by Cosentino silestone countertops. Appliances have been integrated and include a Smeg oven, Bosch fridge and inbuilt dishwasher, as well as boiled and filtered water tap. Douglas fir is again used in shelves that slot neatly into an alcove, providing handy cookbook storage. Plenty of light is drawn in by deep roof lights above.

An island lies in the centre of the room, with a brilliant dining nook carved out opposite. A bespoke bench rests beneath a tall picture window here, concealing useful storage while providing a spot to admire the garden from. Adjacent is a large glazed door that, when left open, dissolves the boundary between inside and out.

The principal floor is occupied by two formal entertaining spaces. Cornicing and original fireplaces have been retained and are all washed in Farrow and Ball’s inky ‘Hague Blue’. On a split mezzanine of this floor is a family bathroom with shower, vanity and WC; the current owners have also incorporated a handy laundry with built-in storage here.

Three well-proportioned bedrooms occupy the top two floors of the plan. All are immaculately finished, with Farrow and Ball-washed walls and original oak floors. The principal room is on the first floor, with refined ‘Drop Cloth’ walls and generous built-in wardrobe space. Twin sash windows frame leafy street views and beckon in plenty of light. The garden is a brilliantly designed space with ample room for a dining set-up and sun loungers. On one side, jasmine climbs up a brick wall, while the others are enclosed by a high-level trellis. An Acer tree changes colour as the seasons unfold, while clematis, verbena and roses are among the multitude of planted species that populate the garden, creating a low-maintenance spot that provides year-round visual appeal.

The Area

Newington Green has become synonymous with a first-rate culinary culture in recent years. It is known as the home of some of north-east London’s best-loved restaurants including Jolene, Perilla and Cadet; nearby Primeur is similarly well-regarded. There are some brilliant boutiques in the immediate area too, including InNEOSS and a host of well-stocked local supermarkets. The green itself is a delightful spot to sit, with Lizzie’s close at hand for coffees and pastries.

A street perpendicular to Wolsey Road leads towards cosy local pub The Railway Tavern before reaching Dalston’s Kingsland Road. Here, a number of brilliant bars and restaurants can be found, including mu, Bauhaus Bar, Three Sheets and Hacha, which is known for its famous mirror margarita. Nearby and well-regarded are restaurants Mangal II, Angelina, Little Duck | The Picklery and perennially popular bakery The Dusty Knuckle. There are also large branches of several major supermarkets in Dalston, along with zero-carbon footprint gym Rumble.

Canonbury, De Beauvoir Town and Islington are a short walk to the south. Local favourites here include pubs The De Beauvoir Arms and The Scolt Head, coffee spot Batch Baby, De Beauvoir Deli and newly opened bar Goodbye Horses. The Regent’s Canal lies just beyond and is home to the inimitable Towpath and self-proclaimed ‘kid-friendly’ Japanese café Toconoco.

Aside from the namesake Newington Green, the house is within walking distance of Highbury Fields, to the west, and Clissold Park to the north. A particularly scenic stretch of the New River Walk runs through nearby Canonbury, ending at the delightful Myddleton Arms.

There are some well-regarded schools nearby, including Newington Green Primary School. St Paul’s Steiner School is also within walking distance.

A 10-minute walk away, Canonbury is the nearest station to the house; it runs the Mildmay and Windrush lines of the Overground on an east-west and north-south axis respectively. Dalston Junction (Windursh line) is also in easy reach. There are plenty of bus services in the local area, including those running towards King’s Cross.
