"One of a collection of impressive properties built to a modern design in the early 1960s."

Quietly situated at the end of a cul-de-sac, close to the centre of West Byfleet, is this excellent four-bedroom house with large private garden, separate studio office and off-street parking. The house is one of a collection of impressive properties built to a modern design in the early 1960s, and has been extended by the current owners to provide internal accommodation of over 2,412 sq ft.

The house retains the original painted-brick lower portion and timber-clad upper of its contemporaries, incorporating a more recent glazed atrium extension within the footprint of the former car-port. From the gravel driveway, with parking for three cars, entry is via a full-height self-sealing front door to a wonderfully bright atrium with Moroccan-tiled flooring and underfloor heating.

To the left of the hall is a utility room with access to a large integrated garden-store, and straight ahead is a study which could be used as a fifth bedroom. To the right is an expansive open-plan kitchen / dining room and drawing room, with original wood-block flooring throughout, and two points of external access.

An open-tread oak staircase with glass balustrade ascends to the first floor. On this level are four bedrooms, three with built-in wardrobes, a family bathroom and a separate WC. The master bedroom has an en-suite shower room and is linked to the smallest of the bedrooms via a sheltered balcony.

The property has the spatial advantage of being situated on a corner plot. At the rear is a decked terrace with lawn garden beyond, and a glass fronted, insulated studio / office with electricity.

The house is a short walk to the centre of West Byfleet where there is a large Waitrose, and a variety of shops and restaurants. The River Wey is a 20-minute walk for a good lock-side pub in The Anchor and for cycle paths to Guildford and beyond. The dramatic scenery and bucolic walking trails of the South Downs are around 20 minutes by car.

There are several good schools for all ages within walking distance. Marist Catholic Primary is within a minutes’ walk, which is a feeder school for St John the Baptist School in Woking (achieved the best results of any state school in Surrey 2018)  and Byfleet Primary around ten minutes’ walk. Secondary schools of note are Sir William Perkins’s School and Notre Dame School in Cobham, both for girls, and St George’s College Weybridge.

The A3 and M25 are close by, leading directly into central London (a distance of 25 miles). Heathrow can be reached in around 20 minutes, Gatwick can be reached in 40 minutes and the coast can be reached in approximately an hour.

Trains from West Byfleet are direct into London Waterloo in under 30 minutes.
