“Nestled between some of east and north London's best-loved neighbourhoods”

This smart one-bedroom apartment lies on the third floor of a striking Munkenbeck and Marshall-designed building to the north of Old Street and Shoreditch. The majority of the plan is given over to a generous open living space with a balcony at the rear. Conveniently placed, it sits a short distance from Old Street station and is within easy walking distance of Angel, the Regent’s Canal, Barbican and Hoxton.

The Building

The development was designed by Munkenbeck and Marshall for the Peabody Trust to provide a mixture of private and affordable housing. It is clad in green copper and timber panels, with dramatic projecting balconies, and is a rare example of a building that combines high-density housing with a feeling of spaciousness and design quality.

The building was given an RIBA Housing Award in 2006, and an Evening Standard New Homes Award in the same year. Munkenbeck and Marshall are known for their accomplished housing developments, including the nearby Gainsborough Studios.

The Tour

Entry is via a well-maintained communal lobby with a daytime concierge. There are stairs and a lift to the third floor, where this apartment lies.

From the apartment’s private front door is a long corridor that bisects the plan, colour drenched in ‘Inchrya Blue’ and with a wide bank of storage cupboards to one side. On the right of the plan is the main living space, where glazed sliding doors at the far end draw in a painterly quality of light from the north-facing aspect.

The room is configured so that the smart kitchen occupies the rear and the living space sits at the fore. The former is comprised of a sleek run of white cabinets above and below, a light blue glass splash-back and integrated Neff and AEG appliances. Walls across the entire space are washed with ‘Pink Ground’, while wood flooring runs underfoot here and across the apartment.

On the other side of the apartment is the bedroom, a peaceful space with walls painted in ‘Eddy’. A substantial bank of built-in wardrobes sit behind sliding doors, and there is secondary access to the balcony via an almost floor-to-ceiling glazed door.

The bathroom lies adjacent and has been finished with grey wall tiles. A built-in unit surrounds the mirror and provides neat shelving space.

Outdoor Space

A generous balcony extends at the far end of the plan, with plenty of space for a bistro table and chairs as well as some artfully potted plants.

The Area

The building is excellently located close to the Regent’s Canal footpath, which leads towards Angel in one direction and Victoria Park in the other. There are many good eateries nearby including Pophams Bakery, The Narrow Boat, The Duke of Cambridge,Counter 71, Caravel, and local favourite The Towpath Cafe – just minutes along the canal.

Provost Street also is conveniently located for access to the City as well as the shops, bars and restaurants of Islington, Shoreditch, Hoxton and Clerkenwell. Significant redevelopment and investment are taking place in the area around City Basin and Old Street’s “Silicon Roundabout”, which attracts tech companies and creative talent from around the world.

Bethnal Green and Columbia Road are also easily reached. The latter is known for its weekly flower market and brilliant run of shops that include Milagros and Straw.

The Barbican Centre, with its world-class cultural programme of cinema, music, theatre, talks and exhibitions, is a short walk from the apartment. Conway Hall is also 10 minutes away on foot, and Daniel Benjamin and Amanda Wilkinson are great for seeing the works of new, up-and-coming artists.

Old Street station (Zone 1) is around a six-minute walk away and runs Northern line services. There are also excellent bus connections in the local area.
