“A perfectly formed studio in centre of Peckham”

This thoughtfully configured studio apartment on Peckham High Street has been beautifully shaped by Cuozzo Fleming. Poised amid the bustle of Peckham, the design prioritises clever details that breathe life and playfulness into the space. The flat has a private portion of the sculptural internal courtyard which captures the evening sun.

The Architect

Cuozzo Fleming was founded in 2015 by Alessio Cuozzo and Jenny Fleming. The practice is focused on creating timeless spaces with enduring materials and craftsmanship. They have developed a particular specialism for working with highly constrained sites in urban and rural landscapes and finding innovative ways to design in context.

The Tour

The building presents a striking recessive façade to the high street. Black brickwork is accented with the complex angles of chamfered windows and a geometric mansard roof. Careful contemplation of the building reveals subtle details that characterise the internal design too.

From the street, a passageway and stairwell draw the eye into the light-filled atrium at the centre of this collection of apartments, where a sudden sense of volume takes hold. Each flat has its own entrance, with the studio positioned at the front of the first floor.

Great care has been given to the sightlines within the dual-aspect living space. A wide picture window sits above the kitchen sink overlooking a private patch of the internal courtyard, demised to this flat. A quartz worktop, tiled splashback, and Hans Grohe and Duravit fixtures and fittings lend a sense of polish to the space. There is engineered oak underfoot with underfloor heating throughout.

To the front, a triptych of windows frames the bustle of the high street below. Their chamfered edges maximise the draw of light into the space and widen the view. The space can be divided into clear zones: one for sleeping, and one for living.

The bathroom is a light-hearted space, enlivened by Moroccan terrazzo tiles. There is a walk-in shower and plenty of room for storage.

Outdoor Space

The flat has a private portion of the internal courtyard, demarcated by a shift in the direction of the brickwork underfoot. There is space here for planters and a small table and chairs. A sculptural concrete stair spirals upwards and glass brickwork punctuates the high-level walkways. This is a green and secluded spot.

The Area

The flats lie in the heart of Peckham, which has become known for its restaurant and arts scene. The flat is just a few minutes from the much-loved rooftop bar Frank’s Cafe, Copeland Yard & Bussey Building and Peckham Levels. The southern end of Rye Lane is home to excellent restaurants and pubs including Mr Bao, Bánh Bánh and Nola, as well as The White Horse and Taca. Other excellent restaurants in the area include Levan (recently featured in our My Modern Menu series), Artusi and The Begging Bowl. Review Bookshop is a fantastic local independent bookshop.

The Stirling Award-winning Peckham Library, and the newly opened Mountview Drama, are just a few minutes’ walk away.

The popular expanse of Peckham Rye, home to the Sexby Garden, sports pitches, and The Round Café, is a 15-minute stroll down Rye Lane. Camberwell Cemetery and Dulwich Park are within easy reach, and nearby Dulwich Leisure Centre has a public swimming pool and gym.

Peckham Rye is the closest station, running London Overground services to Shoreditch High Street and Dalston Junction in one direction and Clapham Junction in the other. Connections to the Jubilee Line can be reached at Canada Water in 10 minutes and the Northern Line at Clapham North (via nearby Clapham High Street) in 11 minutes. There are also services to London Bridge in seven minutes and Blackfriars in 11 minutes. Nearby Denmark Hill Station has non-stop services to Victoria and Elephant & Castle in less than 10 minutes.
