The Tour

Set back from the road behind a rendered parapet wall with black wrought-iron railings, the primary entrance is through a sage-green door at lower-ground level. A palette of muted tones and natural materials have been used throughout the maisonette, creating a calming aesthetic and a clever sense of cohesion. Engineered oak flooring in a light wash flow throughout, and walls in the main living spaces are finished in Stone II by Paint and Paper Library. Light switches and sockets are by Forbes and Lomax.

The living area sits in the rear extension at the back of the plan, which is clad in light grey bricks by Wienerberger. From here, floor-to-ceiling sliding doors open out to the garden, blurring the boundary between inside and out. These, combined with two large roof lights, ensure the space is flooded with natural light.

The kitchen and dining area is in the centre of the plan, delineated from the living area by a step. Here, bespoke cabinetry has cast-iron pulls and is topped by a Carrara marble worktop. It houses a Gaggenau steam oven with a warming drawer, and there is a large Smeg range cooker. Space under the stairs has been cleverly utilised as a deep larder and conceals the clutter of the kitchen. A utility room is positioned neatly under the external steps.

Stairs ascend to the ground floor, where there are two further bedrooms and a bathroom; ceiling heights are exceptional on this floor. The tranquil main bedroom at the front of the plan has a wide sash window with its original shutters. Ornate cornicing runs the perimeter of the room and there are deep built-in oak veneer wardrobes with full-height doors; walls are Stone II by Paint and Paper Library. An en suite shower room is finished with beautiful porcelain tiles and taps by Crosswater.

The double bedroom at the rear is painted in a calming blue by Farrow and Ball. This room has a wonderful view of the back garden through a large sash window, again, with its original shutters. There is access to a large loft storage space.

The main bathroom is set at the rear of the ground floor and is laid with terrazzo. Pastel-coloured ceramic tiles line the walls and bath panel. There are fluted light fittings on either side of a wide mirror above the sink, and a window above the bath looks out over the rear garden, making this room exceptionally tranquil.

At the front of the lower-ground floor is a double bedroom with a window overlooking Northchurch Road.

Outdoor Space

Accessed from floor-to-ceiling glazing that opens from the living space, the garden is a tranquil sanctuary planted with jasmine creepers, daisies, allium, clematis and hydrangea. Large porcelain tiles by Solus Ceramics create a generous patio and there is a single grey brick step up to an Easigress lawn; concrete planters mirror the calming material palette of the maisonette. A large mature tree forms a canopy at the back of the garden, allowing for shade on a hot summer’s day.

The Area

Northchurch Road runs east to west, between Essex Road and Southgate Road. The maisonette is conveniently positioned for the pubs, restaurants, shops and cafes of both Islington, De Beauvoir and Dalston. The Scolt Head and De Beauvoir Arms are both excellent local pubs. The De Beauvoir Deli have two outlets a few moments away and is a firm favourite with locals, offering locally sourced produce alongside seasonal fruit and vegetables, sandwiches and salads. The De Beauvoir Wholefoods is a few doors down Southgate Road, and Sweet Thursday offers Neapolitan-style pizzeria with craft beers and wine.

Regent’s Canal is within easy reach and provides a gateway to the rest of London, and the shops, galleries and restaurants of Shoreditch are also close at hand.

Haggerston Station is just over a 10-minute walk away, where the London Overground has connections to Canary Wharf via Canada Water. Regular buses run to the City and beyond from Kingsland Road. Kings Cross St Pancras is two miles to the west and provides access to mainline, underground and Eurostar services.
