“A contemporary celebration of the industrial, combining innovative steel elements, dramatic volume and swathes of glazing”

A paragon of loft living, this sprawling penthouse overlooks the wonderful gardens of Vauxhall Park, near the rejuvenated Nine Elms. It was created to a design by the architects Foster Lomas for the current owner and now provides exceptional lateral living over two levels spanning almost 3,700 sq ft, with four bedrooms, three substantial roof terraces and a weekday concierge.

The Tour

The building is accessed through a gated front garden, leading to the secure office of the porters’ desk. The apartment itself is reached directly by coded lift or a private staircase from the concierge lobby.

The finishes throughout are a contemporary celebration of the industrial, combining innovative steel elements, dramatic volume and swathes of glazing.

An entrance hall leads an intriguing and suspenseful path from the private lift lobby past two guest WCs, a utility and a cloakroom to a double-height atrium, lit from above and clad (from the floor and up its towering walls) with concrete tiles.

Vaulted cathedral ceilings continue through double-height Crittall glazing to an incredible open-plan reception. Views through to Vauxhall Park are framed within a soaring arch of glazing across the southern façade. A living space is set to the left, with glazed doors to a fantastic terrace.

The kitchen, like most of the apartment, is completely bespoke. Dark granite tops an island of origami-esque structure against a backdrop of Shou Shugi Ban cabinetry and a backlit backsplash. A weighted steel screen has been designed to conceal the kitchen in the event of entertaining and a preparation kitchen and pantry is positioned behind and accessed via a doorway on the left.

The apartment is brilliantly insulated with two layers of acoustic protection and has air conditioning throughout.  Lighting is by Lutron and appliances are by Gaggenau. Underfloor-heated polished concrete flooring also extends throughout.

The living room terrace is shared by a large guest bedroom with rough-render walls and porthole windows through to an en suite shower room.

Three further double bedrooms are spread across the upper level, all with direct access to terraces through sliding glazed doors. The principal bedroom suite includes semi open plan bath and Italian-tiled shower room arranged around a beautiful teak bath, which was handmade by a boatbuilder in Estonia. Its terrace has excellent views of the city across a protected skyline within the conservation area.

The third bedroom has its own en suite bathroom and the fourth, the use of a shower room reached via an open-tread staircase to the lower level entrance hallway.

The Area

Overlooking Vauxhall Park, Lawn Lane is situated near the busy hubs of Oval, Camberwell and Little Portugal. It is well positioned to enjoy the excellent pubs, restaurants and local attractions of south London; The Canton Arms, The Fentiman Arms and The Prince of Wales are among local favourites. Nearby Brunswick House, an 18th-century building, is occupied by an excellent restaurant and architectural salvage shop. The Bonnington Café, a cooperatively run vegetarian restaurant on Bonnington Square, is a local institution and a short 6-minute walk away, as is the excellent Italo Deli.

The famous Oval cricket ground is close by, along with other attractions including the farmers’ market at St Mark’s, a smaller rival to Borough Market. There are several green spaces to choose from: tranquil Vauxhall Pleasure Garden is only seven minutes from the apartment, while the manicured open space of the Grade II-listed Kennington Park is around 18-minutes away on foot. Slightly further afield, the beautiful Victorian Myatt’s Field Park has recently undergone a transformation into a welcoming community-run space with a commitment to biodiversity and naturalised grasslands.

Transport links are abundant; Vauxhall Station is a short walk away, running the Victoria line and rail services to Waterloo, Guildford and Hampton Court. Northern Line also runs from both Oval and Nine Elms, which are a 5 minute walk away. Vauxhall bus station is a hub that is served by at least 10 bus routes.
