“Ornate stained glass pairs with tactile exposed brick and polished concrete in this characterful renovation in East Dulwich”

Overlooking the lush greens of the Aquarius golf club this exceptional four-bedroom house has had a transformational renovation. A robust material palette of brick and concrete establishes a distinct aesthetic for the kitchen extension, that is subtly referenced throughout the rest of this 1920s house. Extending over 1,800 sq ft the renovation has established a series of exactly finished, discrete, living spaces. The shops, cafes, and rolling green parks of Peckham Rye are a short walk away, as is Honor Oak Park station.

The Tour

The house is approached along a quiet, unadopted street that runs parallel to the golf course and is managed by residents. The painted white brick frontage is punctuated by a beautiful box bay window on the ground floor with an inset curved bay above. These are subtle references to the structural and decorative ornamentation of the 1920s and make for bright and spacious interiors. A wide front driveway laid in black brick provides off street parking for two cars.

The recessed front door opens to a large entrance hallway illuminated by subtle stained glass windows which have been lovingly restored and reinstated. From here the hallway runs alongside the stairs towards the new addition at the rear.

This voluminous space is cleverly zoned by a wide stainless steel island, skylight, and well-placed bench seat. Exposed brick walls and wooden beams accompanied by polished concrete floors lend an unexpected industrial feel to the kitchen softened by the quality of light, upholstered seating and sightline to the garden’s greenery. Designed by the current owner, an ex-creative turned professional chef, the kitchen is exactingly finished. Plenty of worktop space is accompanied by an impressive open shelf pantry, barbecue fireplace and Quooker taps. The dining area sits next to the garden and beneath a long skylight establishing a visual separation from the kitchen but maintaining an open plan sociability. There is a utility room concealed behind an elegant pocket door and a separate ground floor WC.

At the front of the plan is the large living room. The wide box bay window has been transformed into a bespoke seating area with deep cushions and a leafy outlook. A brick hearth flanked by built-in birch ply shelving serves as focal point, with a wood burning stove at its centre.

On the first floor there are three bedrooms and a family bathroom. Original floorboards have been sanded and carefully re-stained lending a honeyed warmth to all the rooms. The two double bedrooms on this level have built-in wardrobes, and sit on either side of the house. The bathroom has a large freestanding bath and separate walk-in shower with plenty of storage beneath the floating sink.

On the top floor a striking loft renovation has created a beautiful suite. Box skylights hinge to create two Juliet balconies overlooking the golf course with its beautiful Victorian water board building. From this perch there are sweeping views across the London skyline. At the rear a wide bi-fold window overlooks the garden allowing a wonderful through breeze. There is an en suite shower room.

At the foot of the garden there is a studio, currently used as a gym, that would also suit a home office.

Outdoor Space

The wide sliding doors of the kitchen open to a beautifully finished decked dining area levelled with the kitchen, allowing a real blurring of the indoor and outdoor spaces. Bound by beautiful reclaimed brick walls this area would suit trailing plants and planters alongside its outdoor kitchen worktop. The artificial lawn remains green in all seasons and stretched from the deck to the garden studio, currently configured as a home gym.

The Area

Homestall Road is perfectly positioned for the broad selection of cafes, bars and restaurants in East Dulwich, Peckham and Nunhead.
