“Interior finishes have been meticulously chosen to echo the terracotta tones of the undulating brick façade”

This beautifully conceived two-bedroom house is set on a striking terrace on Hollies Way in Balham. The volume of the house follows the form of the surrounding buildings, but the interior and exterior have been completely reimagined by Novak Hiles Architects. The earth tones of the perforated brick cladding and slated timber fencing carry into the interior spaces, creating a cohesive atmosphere. The living spaces have direct access to the secluded south-facing courtyard garden, with ample space for outdoor furniture. Hollies Way is a short walk away from the green open spaces, cafes and restaurants of Clapham Common and Wandsworth Common.

The Tour

The terraced house has a striking façade constructed from both solid and perforated brick. A matching wall encloses the front courtyard garden, finished with exceptional attention to detail. A short flight of stairs, tucked behind a low gate, leads to the front door. Inside, a panel of fluted glass delicately separates the entrance from the living space, allowing an abundance of natural light to permeate throughout. Cleverly integrated storage for coats and shoes can be found on the side. The interior materials have been meticulously chosen to echo the tones of the façade, enveloping the space in a comforting ambience. Engineered oak floorboards flow throughout the house, while the lower sections of the walls are finished with Douglas Fir ply.

The sitting room, positioned at the front of the layout, features a generous floor-to-ceiling window that frames views of the private courtyard. Towards the back of the plan is the kitchen and dining area. Terracotta cabinetry with brass handles provides ample storage and works in harmony with a green terrazzo worktop adorned with delicate pink flecks. A skylight casts a gentle glow upon the glazed porcelain splashback.

Two double bedrooms occupy opposite ends of the home, each with built-in wardrobes and headboards adorned with wall sconces. The main bedroom has a desk built within the nook, offering direct access to the courtyard through bi-fold doors. The bathroom is located at the rear of the house, has a walk-in shower, and is finished using the same curated material palette as the rest of the house.

Outdoor Space

The secluded south-facing courtyard, nestled at the front of the house, provides a private haven for relaxation. With direct access from the living room and main bedroom, this meticulously landscaped oasis is surrounded by natural materials, ensuring a tranquil and inviting urban sanctuary.

The Area

Hollies Way is a quiet residential street positioned between the green open spaces of Clapham Common and Wandsworth Common. The shops and restaurants of Balham are a short walk away. Clapham Common South is the nearest Underground station (Northern Line), and Balham station runs direct Southern services to London Victoria in around 13 minutes.
