“Natural light streams through the expanse of skylights overhead and wall of timber-framed glazing, which frames verdant views onto the surrounding countryside”

Set in just under an acre of expansive private gardens with wonderful views across the surrounding open countryside, this exceptional five-bedroom house of over 4,580 sq ft occupies a quiet, rural location at the edge of the village of Eversholt, Bedfordshire. A self-contained garden studio provides a wonderful home workspace and a one-bedroom annexe in the house offers great flexibility of use. Rail connections are excellent, with the train station at Flitwick (four miles to the east) running services to London St Pancras in around 40 minutes.

The Tour

The house occupies an excellent location on a country lane in Eversholt, a sought-after village bordering the Duke of Bedford’s Woburn Estate. An electric gated entrance leads through to a private driveway with a good provision of off-street parking. The front gardens are primarily laid to lawn and bordered by raised flower beds and tall specimen trees, ensuring privacy from the road. A wall of glazing follows the dramatic pitched roofline of the front entrance, inviting a beautiful southerly light to flood through the interior plan.

The conversion was completed in 2008 and entailed fully remodelling and refurbishing the house to create an expansive family home across its single storey. The internal hallway provides a generous circulation space, with a cloakroom set to one side and a double-height stone wall that nods to the rural vernacular. In this section of the house, a study is flanked by two of the five bedrooms. The bedrooms are well-proportioned spaces with en suite bathrooms, plus an excellent provision of storage built into bespoke cabinetry.

Arguably the most impressive room is the central open-plan elevated living room; an incredibly bright space where engineered oak runs underfoot and thick timber beams are set into the high vaulted ceilings, creating a wonderful sense of volume. Natural light streams through the expanse of skylights overhead, while a wall of timber-framed glazing at one end frames views onto the surrounding countryside and opens directly onto a decked balcony. A contemporary open fireplace is positioned in one corner.

Glass partitions create a fluid visual connection between the wider living space and the kitchen and dining area, which are set on a slightly lower level to one side. Further glazing frames views onto the front gardens and their borders of tall grasses. A large utility room and pantry are interconnected.

On the opposite side of the plan is the main bedroom suite; another beautifully light space orientated towards expansive views of the open fields and countryside. This bedroom has a large, contemporary en suite bathroom and a walk-in wardrobe. The fifth bedroom is positioned adjacent and interlinks to an independent kitchen and dining area, creating a self-contained one-bedroom annexe. This area of the house can be completely closed off to provide private overflow accommodation, or used to generate independent rental income.

Outdoor Space

A recently completed garden studio is positioned on one side of the expansive acre of private gardens, fully fitted with an en suite bathroom plus a fabulous sunken bath and outdoor shower on the decked terrace. Hedgehog boxes are set up beneath the decking and wildflowers burst into life in the spring and summer. Sliding glass corner doors open the entire space onto the surrounding fields and woodland. The studio is currently set up as a double bedroom and home workspace but would easily befit a creative workshop or could be used for holiday guests. It has superfast wifi and electric heating.

The gardens are laid to lawn, interspersed with irrigated vegetable patches, herbaceous borders and wild meadows attracting a wide array of local wildlife.

The Area

Located in the wooded countryside to the edge of Woburn Abbey’s parkland, Eversholt is a village renowned for its lively community spirit; it has a communal swimming pool, cricket pitch, village hall and church. The popular local pub, which recently came under the ownership of Great British Bake Off winner Candice Brown, is also within easy walking distance. Higher Rads End sits within the catchment area for an OFSTED-rated “Outstanding” school, which is located in the village, and Bedford Girls School, Bedford Boys School and Bedford Modern are all served by the local bus service.

The Georgian village of Woburn has a good selection of daily amenities and independent shops, cafes and restaurants, with a broader selection in nearby Milton Keynes, Bedford and Dunstable.

Rail connections to London are excellent; the train station at Flitwick, approximately eight minutes by car, provides direct services to St Pancras in around 40 minutes. Access to the motorway network is via Junction 12 of the M1, approximately four miles from the house.
