“Floor-to-ceiling glazing opens from the impressive sunken living space onto the private rear terrace”

This wonderful mid-century townhouse is located on Gayton Road, which lies in the heart of Hampstead Village and is just a few minutes walk from Hampstead Heath. It forms part of a group of 1960s houses designed by architect Ted Levy and retains a number of its original features. Five bedrooms are spread over approximately 2,400 sq ft of internal space; the house also has a large roof terrace, a substantial balcony and a private south-west facing patio with steps down to a communal garden.

The Tour

The houses on Gayton Road form a striking staggered terrace with their white-painted brick façades, substantial sections of glazing and projecting upper levels. Entry to this house is at ground level via a gated front courtyard, though there is also access from Gayton Crescent through the gated communal garden at the rear.

Levy’s design employs a clever split-level arrangement over three central floors. There is a palpable sense of volume and openness, and an excellent distribution of light throughout. The ground floor is an open expanse containing a galleried dining area with double-height ceilings and a sunken living space with floor-to-ceiling glazing, which opens onto the private rear terrace. The kitchen is positioned at the front of the house and is separated from the dining room by glazed sliding panels in the partition wall.

An original open tread staircase clad with original timber panelling ascends to the split level above. This is a fantastic second reception room, currently used as a study, with full-height glazed sliding doors that open onto a covered balcony overlooking the gardens below. A slight elevation at the front accommodates a bedroom and guest WC.

There are three further bedrooms on the upper levels. The largest of these has built-in wardrobes and an en suite bathroom. A shower room on the second floor serves the other two bedrooms. Also on the third floor is a large, south-west facing roof terrace of almost 250 sq ft with excellent views of the Heath and the surrounding area.

On the lower ground level is an additional bedroom with independent access from the front lightwell. This has original wood-block flooring, a shower room and kitchenette, and a substantial storage room at the rear.

Outside Space

As well as the roof terrace and balcony, the house has a private south-west facing patio which leads down to the communal garden. At its centre is a lawn surrounded by beautifully planted and lovingly maintained borders. Benches are dotted around, providing secluded spots from which to enjoy the tranquillity of the space. The garden unites the private terraces and provides a secure environment for children or pets to play in.

The Area

Gayton Road is brilliantly positioned for all the delights that make Hampstead one of the most sought-after locations in London. At the end of the road is Hampstead High Street with its plethora of boutiques, cafes and eateries, including Oddono’s gelateria, Ginger & White, Gail’s and the famous Hampstead Crêperie. There are several charming pubs nearby including The Horseshoe, The Flask and The Hollybush, and the open expanse of Hampstead Heath is just minutes away. Some of London’s best independent schools can be reached on foot.

Hampstead station (Northern Line) is a three-minute walk from the house, while Hampstead Heath and Finchley Road & Frognal Overground stations are a slightly further walk away.
