"...extensive sections of glazing and curved ornamentation define the facade and bathe the interiors in natural light"

Occupying a wonderful position, a few minutes’ walk from Hampstead Heath, is this beautiful Art Deco house, designed in 1934 . The house has been sensitively renovated and extended in recent years, adding an additional storey, while preserving its stream-lined Crittal glazing and distinctive Art Deco facade.

Garnett Road is a quiet residential street in Belsize Park, an area most famous for the presence of two of Modern architecture’s most distinctive buildings, namely the Isokon Building by Wells Coates and the Dunboyne Road estate by Neave Brown. This short terrace of Art Deco houses are less notorious, but no less beautiful in their typically understated manner; extensive sections of glazing and curved ornamentation define their facades and bathe their interiors in natural light, while long gardens at the rear allow life to spill outside, breaking down the boundaries between inside and out.

The house is set back from the road, behind a walled front garden with mature trees and shrubs. The ground floor is slightly raised and is accessed via a beautiful Art Deco porch, with brick detailing, with an original curved portico and lamp. The elegant curve of the house’s bay windows, across two storeys are best appreciated from this viewpoint.

Inside, the raised-ground floor is configured in an open-plan comprising a spacious living room, dining room and kitchen. There is herringbone parquet underfoot, built-in shelf space and reconditioned fireplace at the front of the plan. The dining room is positioned towards the rear and open out via Crittal doors onto a raised deck, looking out over the garden below. A contemporary kitchen is located to one side; it has oak cabinetry and black granite worktops.

The raised deck is south-facing and makes a wonderful spot for early evening drinks, or al fresco dining in the warmer months. A short staircase leads down to the lawn which stretches to the foot of the garden, where the current owners have built a tree-house for their children. Mature trees and shrubs line the borders on either side.

The first floor comprises two double bedrooms, one single bedroom, currently used as an offic, and a family bathroom. The largest bedroom, capitalises on the curve of the bay window at the front of the plan and has built-in storage space, as well as wardrobes. The bathroom has beautiful tiles in keeping with the pastel-green palette of much thirties Deco architecture. The second floor has a large double bedroom with en-suite shower room and significant eaves storage space.

In addition to the ample storage spaces across the three floors, the current owner has pre-planning approval to convert this lower-ground floor into a living space, along with an additional extension which incorporates the first floor and the current decked area of the garden. This would add significantly to the square footage of the house.

Garnett Road is excellently positioned for the green spaces of Hampstead Heath, which are approximately eight minutes walk from the house. The men’s and women’s swimming ponds, which offer year-round freshwater swimming, are a short walk away. Parliament Hill Lido is also very close by and offers all-year round swimming. The Heath is a verdant idyll, with extensive sports facilities, walking trails and cafes, as well as far-reaching views of the city skyline.

The area is truly spoilt for cafes and restaurants, perhaps none more famous or well-renowned than the Bull and Last gastro-pub, towards Swains Lane. There are numerous excellent local schools in the area, including Highgate School, Channing School and St Michael’s Primary.

Belsize Park is closest tube station and is approximately five minutes walk from the house. It runs Northern Line services city wide.
