"A design by award-winning Turner.Works; managed and built for you by Cube Haus."

This is an exciting opportunity to own a custom home designed by the award-winning architectural studio Turner.Works, very well situated in a garden plot on Asylum Road near the fast-emerging Queens Road area of Peckham. The design, which will be fully managed and developed by Cube Haus for the new owner, features a carefully laid out two-bedroom contemporary home extending to around 1,259 sqft over three levels, with a dramatic double-height living space and private courtyard garden.

Only the second design to emerge from an innovative collaboration between top architects and Cube Haus, this plot of land is being sold with designs to build a timber-frame house using offsite production methods specially configured to suit the site. The listing price is for the completed home, which will be built and managed by Cube Haus.

The proposed house sits a little back from the road, allowing space for the addition of a front courtyard garden that is positioned behind a high brick wall. The recessed front door opens to a lobby, to the left of which is a space for storing bikes and other equipment. A little further on and to the right, the large open-plan living room extends towards the front of the house, and incorporates an area for the kitchen and dining space, and sliding doors to the garden. The double-height volume is designed to maximise the intake of natural light and create an exciting sense of drama in the contemporary space.

The first-floor plan will contain a large bedroom and separate bathroom, whilst the upper floor will be occupied by a master suite with access to a West-facing roof terrace.

The house is excellently located in the thriving Queens Road area of Peckham. Recent developments along Queens Road continue to contribute to the area, notably new neighbourhood restaurant Kudu, the Blackbird Bakery under the railway arches, Mama Dough’s pizza restaurant, and a number of new independent bars. Nearby Nunhead Lane has a village-like feel, with a greengrocer, a fishmonger, deli, café and a new community centre by AOC architects.

Bellenden Road has become a centre for some excellent independent restaurants, bars, and shops, including Artusi, The Begging Bowl and Flock & Herd butchers. Newly opened Peckham Levels, off Rye Lane, hosts an active and varied programme of yoga/dance classes and workshops, and is packed with independent eateries. The green spaces of Telegraph Hill & Peckham Rye Park are a short walk away.

Queens Road Peckham is the nearest station, just a minute’s walk away, running London Overground services to Shoreditch High Street and Dalston Junction in one direction and Clapham Junction in the other. Connections to the Jubilee Line can be reached at Canada Water (10 minutes) and the Northern Line at Clapham High Street (11 minutes). Southern trains run services to London Bridge with a journey time of around 7 minutes. Peckham Rye station runs services to Farringdon and Victoria.

The listed price is for the completed home – the project will be built and managed by Cube Haus. For more information about the build costs please contact The Modern House office.
