'Candleriggs House is a rare, mid-century gem, set in a quiet, wooded plot in the heart of the Suffolk countryside.'

This five-bedroom 1960s house is a fine example of mid-century modern architecture. The house is set in over an acre of wooded grounds at the edge of Suffolk’s AONB heathland, three miles north of Woodbridge and within walking distance of the sought-after village of Lower Ufford. Replete with original features, accommodation spans just over 2,293 sqft and planning is also in place to significantly extend the internal footprint.

Approached via a quiet country lane, the house is set back from the road by an expansive lawned garden, bordered by mature hedging and a series of tall specimen trees. A private, shingle driveway leads to a turning circle and the double integral garages, providing secure parking for multiple vehicles.

The primary entrance is positioned at the front of the house, set beneath the timber-framed balcony spanning the front façade. Natural light streams through a panel of full-height glazing into the bright entrance hall and across the central plan. Three of the five bedrooms are positioned at ground level; each beautifully proportioned rooms, replete with hand-crafted joinery, a good provision of storage and views onto the surrounding gardens. A bathroom is positioned adjacent, with a large utility space opposite.

The original open-tread timber staircase leads to a wide, open landing, providing access to the living and sleeping areas on the upper level. Expansive glazing spans one wall and as a result, the first floor has exceptional natural light throughout. Arranged in a predominantly open-plan layout, the primary living areas have a wonderful free-flow, offering great versatility of use whilst fulfilling the practicalities of day-to-day family life. A white-painted brick fireplace sits in the centre of room, the timber-framed doorway is flanked by bespoke inset bookcases and solid floorboards run underfoot.

The interlinking dining room, makes for an impressive open space for entertaining, with glass doors leading to the side terrace and balcony. There is an additional reception room which adjoins the playfully decorated kitchen, where yellow-fronted cabinets are paired with stainless steel and monochromatic tiles span the floor.

The principle bedroom is a quiet and peaceful space, with long ribbons of glazing framing views of the garden and a large en-suite bathroom. The fourth bedroom is also positioned on this level.

An additional bedroom, office or studio is accessed via a covered walkway on the ground floor. Self-contained with a private bathroom, this space lends itself well for use as a separate nanny annexe or as a home workspace, set independently from the main house.

Externally, the grounds and gardens are predominantly laid to lawn, with the bordering woodland providing great privacy. Newly landscaped areas adjoin the upper terrace; a sunny position for eating outside in warmer months, with beds of herbaceous flowering perennials set within dry-stone walls. There is also a Shepherd’s Hut, available by separate negotiation.

The house is currently heated by an air cooling system and oil radiators. Quotes have been obtained to upgrade the current system and/or install an air source heat pump. Planning permission has also been granted to significantly increase the total square footage of Candleriggs House, alongside an extensive landscaping plan for the grounds – details of which can be be shared with interested parties.
