This newly completed three-bedroom courtyard house forms part of Benbow Yard, a secluded self-contained development of two houses, both for sale, just south of Elephant and Castle.

Designed by FORMstudio on the site of a former metal workshop, Benbow Yard is set back from the road in a private gated site, providing privacy and seclusion within walking distance of Borough Market and London Bridge.

This particular house sits on the eastern border of the plot and is approached via a pathway lined with newly planted birch trees. The ground floor is configured around an expansive open-plan kitchen, living and dining space with a breakfast bar and contemporary wood-burning stove. Polished micro-cement floors chime with an exposed brick wall which runs along the living room out, through glazed windows, onto a peaceful private courtyard. Upstairs, two double bedrooms and a master bedroom with en-suite shower room, share the floor with a family bathroom.

These houses are testament to architecture’s ability to transform constraints into wonderful aesthetic solutions. A light industrial theme carries across the design of the house, nodding to the site’s former use. The barrel-vaulted ceiling is intended to maximise volume, scooping up natural light and freeing space for the private courtyards below, while also allowing for unrestricted views via a series of angled window frames.

The ground floors are formed of pale weinerberger brick and the upper barrel-vaulted storey has been finished in zinc cladding. This material palette has been selected to reference the industrial heritage of the site, with a slight reference to the brickwork of the Scandinavian Modernists.

Exceptionally for a house in central London, there is a private, off-street parking space within the gates at the front of the houses. There is also a bike store, concealed behind the striped wood panelling.

Benbow Yard sits just south of the major Elephant and Castle regeneration project which is nearing completion and has seen the creation of excellent new public spaces including Elephant Park, Castle Square and Elephant Square.

The house is excellently positioned for the green spaces of Kennington and Burgess Park. The immediate area is home to many exciting new restaurants, bars and cafes including, Louie Louie, Orbit Brewery, The Manor of Walworth pub and Elephant and Castle’s Artworks project.

London’s famous Borough market is within half an hour’s walk and is home to many of the capital’s finest artisan producers including Monmouth Coffee, Neal’s Yard Dairy and Wright Brothers.

St John’s Walworth Church of England primary school, which is rated ‘Outstanding’ by Ofsted, is just around the corner.

Benbow Yard is a short walk from Elephant & Castle and Kennington stations, which offer Underground and National Rail services citywide. London Bridge is within half an hour’s walk and has connections via Jubilee and Northern lines, as well as National Rail services.
