"Engineered mahogany flooring, which extends through much of the property, links the two areas and light fills the space from huge sash windows at the southern aspect."

This incredibly bright three-bedroom maisonette is a feast of volume and glazing occupying the upper levels of a Victorian white-stucco property in Maida Hill.  It is brilliantly located on Amberley Road by The Regent’s Canal, close to Little Venice and Warwick Avenue, and a short walk from the centre of Maida Vale.

The property is accessed through its own entrance on the ground floor with the kitchen and main living spaces situated on the first. This level is arranged in an open plan with glazed double doors providing the option of separation between the kitchen and living room. Engineered mahogany flooring, which extends through much of the property, links the two areas and light fills the space from huge sash windows at the southern aspect.

From the kitchen an internal wall of floor-to-ceiling glazing acts as a partition to the landing and provides a wonderful view of the open-tread staircase, also in engineered mahogany. Descending a split level is the smallest of the three bedrooms which has a mezzanine area and beneath it, an en-suite shower room.

There are two double bedrooms on the second floor separated by a family bathroom with roof light. The largest of the bedrooms is south facing, with two sash windows and substantial fitted wardrobes. Between this level and the first floor is a floor-to-ceiling sash window that opens to an unofficial roof terrace which is not currently demised to the property.

Amberley Road is brilliantly located north of the Westway at the southern extent of Maida Hill. The immediate area is well served by good local shops and pubs, and the centre of Maida Vale is a short walk away, where there are a number of excellent shops, cafes and restaurants, and an Everyman cinema. Warwick Avenue is a six-minute walk along the canal, a route dotted with water-front restaurants and bars to Little Venice and beyond. Clifton Road is within easy reach and has a number of independent boutiques and delis, and Golborne Road and Portobello Road are also close at hand. The green open spaces of Paddington Recreation ground are a ten-minute walk away and Hyde Park is less than twenty minutes on foot.

There are plenty of transport options locally. The nearest Underground stations are Warwick Avenue (Bakerloo Line) and Royal Oak (Circle and Hammersmith & City Lines), both around six-minutes walk. Paddington Station is also close by for fast services to Heathrow and several underground connections. The Westway provides easy access out of London, to Heathrow Airport and the West.
