This exceptional Mid-Century Modern house, built in 1963, has been comprehensively refurbished between 2000 – 2010 to create a wonderful five-bedroom property moments from the beach at Hayling Island, Hampshire.

The ground floor features a spectacular, large living / dining room with full-height windows overlooking the garden. The cantilevered, open-tread staircase in this room is one of many fine original features. Also on the ground floor is a kitchen, bathroom and two bedrooms. Upstairs there is another reception room that runs the full width of the house as well as three further bedrooms (once currently in use as a dressing room), a study and a large, beautifully detailed bathroom.

The exacting refurbishment was overseen by the current owner, a London-based Creative Director, in collaboration with an architect. A careful balance has been struck between maintaining the best features of the original design and creating a comfortable, up-to-date 21st century home. The Beach House was the first residential work of the architect Hedley Greentree. Completed in 1963, it was at the time (and still remains) a radical and bold building of a type rarely seen in a British seaside setting. Clearly influenced by the work of leading American and European architects such as Le Corbusier and Frank Lloyd Wright, it features clean lines, exposed brickwork and open-plan spaces. The original cedar ceilings and floors of rare Brazilian Paraná pine wood remain.

The house can be found on Sea Front, a coastal road on the south side of Hayling Island. The beach is on the other side of Sea Front. Hayling Island is a picturesque small inhabited island off the Hampshire coast situated between Chichester and Portsmouth. It is easily accessed by road via the A3(M). The island is home to a wide range of shops, pubs, restaurants and leisure facilities such as sailing clubs. The closest train station is Havant (approximately 6 miles away) which runs direct services to London Waterloo in under an hour and a half.
