This fantastic four-bedroom house is positioned on the edge of the village of Nanpantan, near Loughborough. An open-plan kitchen and dining room is positioned to one side of the entrance hall, two steps down from the rest of the plan, allowing for increased ceiling height; these spaces are characterised by a long section of glazed bi-fold doors leadingg out, past a raised deck, to the garden and the countryside beyond. Snells Nook Lane runs through Nanpantan, a small village roughly halfway between Leicester and Nottingham. The village is surrounded by rolling countryside and has a number of conveniences, including the local pub and kitchen, The Priory, a few minutes’ walk from the house. The surrounding villages, including Woodhouse Eaves, have a range of independent shops and pubs with an excellent butcher. Milk and eggs can be bought locally from a farm shop with its own milk vending machine.

The house is wonderfully positioned for the Leicestershire, Derbyshire and Nottinghamshire countryside. Within five minutes of the house there is a network of country parks. Particular favourites include Jubilee Woods, the Outwoods, the Beacon Hill Country Park (Leicestershire’s tallest hill) Swithland Woods and the jewel in Leicestershire’s crown, Bradgate Park. In addition to these delightful rural escapes, the world renowned Peak District with its breath-taking scenery and walks in within an hour’s drive.

Loughborough, with its regular market days and wide range of shops, is the closest town. It can be reached in five minutes by car and has a mainline station running services to London St Pancras in one hour, fifteen minutes.

Many of the Midlands’ major cities are easily accessible by car, via the M1. Manchester, Leeds and London are all less than two hours’ drive, while Birmingham can be reached in 45 minutes.
