This conversion of a 19th century barn and farmyard in an exacting contemporary style has created an extensive home of rare quality with far reaching views of the surrounding Suffolk countryside.

The property includes the primary four-bedroom, 3,768 sq ft barn, a secondary barn of similar size which is currently given over to recreational use (but could provide further living accommodation),  a garage block and stable yard, all set in approximately 5 acres of land.

The former dairy buildings were originally converted in 2005 but it was the designer Richard van Ewyk’s full update and refurbishment in 2010 that has formed such an exceptional property. Completed with an unerring eye for quality, and little consideration of cost, van Ewyk’s work has ensured that despite its size this is a home that requires little maintenance, is energy efficient and meets the very highest standards.

Bespoke electronic gates lead from a short lane off the main road to a graveled driveway bordered by flint walls where there is ample parking space for numerous cars. A carefully designed pathway leads to the front door which opens onto a hallway which, like many spaces in the house, is double height and floods with light. The dining area forms part of the reception hall and a doorway into a large kitchen / breakfast room. Beyond the dining room is the main living room, also double-height, which has a large wood burner and is notable for its exposed original beams. A second reception room and study are reached via the main living room. Also on this floor are three bedroom suites, each with bath and shower rooms. Stairs lead to the first floor which features the master bedroom and, reached by a walkway, an impressive bathroom.

The building is heated by underfloor heating and has white ceramic or hardwood floors throughout most of the spaces, other than the bedrooms which are carpeted.

The second barn is adjacent to the main building and incorporates a cinema room, installed to commercial standards to give an authentic cinema experience, a bar area, gym area with a shower and changing room and to one side an attractive conservatory. Also in the building is an indoor heated swimming pool (35 ft x 12 ft). The pool, and building, is heated via an air source heat pump and the current owner calculates the running cost at approximately £8 per week. A four car garage (fully damp proofed, lined and plastered) and large workshop area makes up the rest of the building.

Further garaging for four cars, and workshop space, is available in the main garage block, which is around 80 ft long and 16 ft wide. There is a full security alarm system throughout the property and security cameras to many areas.

A stable block, currently unused and in good condition, includes various buildings overlooking a paddock bordering on open countryside. The paddock measures approximately three acres (subject to measurement), with the remaining land dedicated to gardens. The gardens are largely lawn but also incorporate a small lake and an impressive vegetable garden. The views over rural Suffolk are particularly remarkable.

The property is located on the borders of Suffolk, Essex and Cambridgeshire on the edge of the small village of Little Wratting, just two miles from the larger town of Haverhill. Haverhill has a wide range of services including supermarkets and schools. The renowned prep school, Barnardiston Hall is around six miles away. The world-renowned university city of Cambridge can be reached by car in approximately twenty minutes. The city provides a high standard of cultural, dining and shopping opportunities. If travelling to London, the current owners drive to Audley End (30 minutes) which runs services to London Liverpool Street in approximately an hour.
