"Award-winning practice Kirkwood McCarthy have ushered the former public house into the twenty-first century with a considerate reconfiguration."

This wonderfully bright, five-bedroom apartment occupies the site of a former public house on Gascoigne Place, a short walk from Columbia Road Market in Shoreditch. The apartment has been architecturally remodelled in recent years by award-winning practice, Kirkwood McCarthy; internal accommodation extends to 2,771 sq ft, across three floors, exploiting large sections of glazing and expansive open-plan configurations to dramatic effect.

The building dates back to at least 1722, when it was the site of a public house called The Two Loggerheads. As the years passed, the pub changed its name to The Three Loggerheads, before eventually closing in the late 1990s.

Access is gained via a set of original double-height oak doors, with beautiful frosted glazed panels set into timber frames. The ground floor is comprised of an expansive open-plan living and dining room in what would have been the former tap room. Five large windows bathe the entirety of this floor in wonderful levels of natural light and retain their frosting in the lower sections to offer privacy, as well as views of the neighbouring treetops.

A contemporary kitchen has been added at the rear of the plan, with stainless steel worktops and exposed brickwork. Kirkwood McCarthy oversaw the installation of an electric skylight above this space, emphasising the flow of light and life through the apartment.

The former adjoining saloon is now occupied by a guest quarters comprised of two bedrooms, one of which is currently configured as a living room with wood burning stove. These spaces have their own private entrance, on Gascoigne Place, via an additional set of double-height timber doors, painted royal green. These doors allow for the effective annexation of the guest quarters; a feature that the current owners use to accommodate Airbnb guests, drawn to the area for its wide variety of designer stores, restaurants and the famous, weekly flower market on Columbia Road. A guest bathroom has also been added at the very rear of the apartment. This room is particularly impressive; a raised Japanese bath is positioned directly beneath ceilings in excess of three metres and a skylight directly above. Concrete tiles line the floors and wall, creating a wonderful sense of calm and tranquillity.

The first floor is comprised of three further bedrooms, two of which have mezzanine sleeping platforms, freeing up additional space storage. All have pine floorboards underfoot. There is an additional shower room on this floor, positioned directly above the bathroom, below.

The lower ground floor is currently used as a photographer’s studio, office and archive. The space is accessed via a steel staircase, with bike rail, positioned to one side of the front door. There is also a laundry and utility room on this floor, as well as two large storage rooms, a bike store and a WC. Natural light is drawn into this part of the apartment care of a glazed panel above the staircase and there is also planning permission in place for a light well to be installed at pavement level, allowing for further development of the lower ground floor.

Gascoigne Place is excellently positioned between Columbia Road and the shops, restaurants and cafes of Shoreditch. Brawn, a neighbourhood restaurant famed for its seasonal cuisine, was recently featured in our My Modern Menu series and is a firm favourite with locals; the area is truly spoilt for restaurants including Rochelle  Canteen, Lyle’s, Brat to name only a few.

The green open spaces of Haggerston Park are a short walk away, with London Fields and Broadway Market a little further to the north. Shoreditch is a short walk to the south-west and contains some of London’s best bars, restaurants and high-end retailers, including the Soho House group’s Shoreditch House and the Blue Mountain School.

The apartment is within the catchment areas of Haggerston School, as well as Columbia and Virginia primary schools.

Bethnal Green (Central Line) and Old Street (Northern Line) Underground stations are equidistant, while Hoxton and Shoreditch High Street are both nearby for London Overground services.
