“A sliding wall of windows invite the outside in to this beautifully finished garden apartment”

This voluminous two-bedroom apartment in Brixton offers expansive living spaces characterised by high ceilings, carefully preserved original features, and thoughtful, modern additions. A striking kitchen extension is bathed in light, care of skylights above and a wall of full-height glazing looking onto the private garden. Brixton and Brockwell Park are both in walking distance.

The Tour

On the edge of the Brixton Conservation, the area around Bonham Road is characterised by Victorian terraces in London stock brick. A deep bay window and ornate stucco frieze above the door distinguish this frontage. The entrance is set back from the road behind a hedge and paved front yard.

The apartment shares a corridor from the front entrance, which leads to the hallway separating the living spaces and bedrooms. A bright reception room and kitchen beyond immediately create a sense of volume and space.

The main reception room celebrates the original proportions and features of the house. Above, a beautiful ceiling rose centres the space, framed by the carefully preserved cornicing and a picture rail. An original fireplace with a tiled hearth has been well maintained and can still be used for a wood fire.

The kitchen beyond is a dramatic space; a six-metre expanse of glazing establishes a strong connection to the garden and fills the room with light, along with the three skylights that cut across the ceiling. Large form ceramic tiles extend across the space warmed by underfloor heating and sitting sympathetically alongside black wooden kitchen units and an exposed stock brick wall. The kitchen units are topped with a subtle Carrara Marble, which, coupled with the white tiled splashback, bounces yet more light throughout the space.

The extension spans the full width of the plan, creating a generous dining area to the side of the kitchen; a utility room and pantry, with an abundance of storage, have been added at the back of the room.

At the front of the plan lies the main bedroom, a generous room with an air of grandeur due to the deep bay window to the front, which houses three large sash windows.  The owner has sound insulated this room and restored the cornicing. A second double bedroom is at the end of the hallway.

The current owner has cleverly separated the bathroom from the main living space, using double doors, to create a distinctive space and introduce more storage. Patterned tiles across the floor sit alongside a neutral palette of wood and white to create a fresh space illuminated by a high-level window. A large cellar off the entrance hallway provides additional storage.

Outdoor Space

A secluded garden sits at the rear of the property. Established perimeter planting ensures this is a quiet space, surrounded by greenery. At the foot of the garden, an established magnolia is next to the shed; climbers and roses hug the boundaries. Laid to lawn, there is plenty of space for a dining table and chairs and potential for further landscaping.
