Following some very happy years at our office in Islington, The Modern House is moving to larger premises in order to accommodate a rapidly expanding team. As a result, we are looking for a tenant to occupy the space on a long-term basis.

The property is arranged over the ground and basement floors, and measures approximately 1,174 sq ft.

The ground floor is a large open studio with lovely high ceilings, white-painted blockwork walls, and a glazed frontage that’s partly frosted. At the rear is a wet room with WC, another separate WC, and a large storage room. There is also an extensive amount of shelving for books or files.

The basement contains an open meeting room with a large table and a projector, a kitchenette beneath the stairs, and two private glass-fronted meeting rooms.

Included in the rent is a set of plywood desks on the ground floor, which will comfortably seat up to 14 people, and a large freestanding meeting table in the basement; these were designed specifically for the space by Louis Schulz of Assemble.

Halliford Street is located in east Canonbury, just off Essex Road. Highbury & Islington station provides quick access to the West End via the Victoria Line, and Essex Road station is two stops from the City at Moorgate.

The De Beauvoir Deli is an excellent local lunch spot, and there are numerous facilities on Essex Road and nearby Upper Street. Walking and running routes can be found on the Regent’s Canal and the New River, a tranquil man-made waterway with mature trees.
