Formally making your complaint with our Head of Sales

If you wish to make a formal complaint, please put this in writing to our Head of Sales. On receipt of your letter of complaint, the Head of Sales (or a colleague if the Head of Sales is out of the office for any reason) will acknowledge your letter within three working days. We will then undertake a proper investigation and respond to you with a formal written outcome within 15 working days from the date of receipt of your written complaint.

Please write (by letter or email) outlining the specific details of your complaint to:

Head of Sales
The Modern House
63 Halliford Street

Email: complaints@themodernhouse.com

If you remain dissatisfied with this formal written outcome, you can further pursue the complaint and it will be reviewed by another senior staff member not directly involved in the transaction. This further review will be sent to you within 15 working days and will include a written statement of our final view.

Referral to The Property Ombudsman

We genuinely hope that all concerns can be settled amicably between us. However, if you remain dissatisfied with our final view you may seek redress through The Property Ombudsman, which provides a free, independent service for dealing with unresolved disputes. The Property Ombudsman will not consider your complaint until you have exhausted our internal procedure. Any referral to The Property Ombudsman must be made within twelve months of the date of our final view statement.

HOLIDAY LETS

Please be aware that any enquiry about any property displayed on the holiday lets section of www.themodernhouse.net will be forwarded directly to the owner / property manager of the relevant property. Any agreements entered into by renters will be with the property owners / managers and not with The Modern House Ltd. The site is a venue and we are not party to any rental transaction. As such we urge all users of this site to consider carefully any transaction or agreement entered into. The Modern House Ltd does not own or manage any holiday rental listed on the site, neither do we act as agent for any owners of the holiday rental property. Instead, the site acts as a venue to allow home owners / property managers to expose their properties. We are not in any way involved with any transaction between potential renters and property owners / managers, excepting the forwarding of enquiries. As a result any aspect of an actual or potential transaction between a renter and an owner / manager, including the quality, safety, legality or the properties listed, the truth or accuracy of the listings are solely the responsibility of the site user. We are also not responsible for the condition of the holiday rental properties listed on our site or the compliance with laws, rules and regulations that may be applicable to any holiday rental property in any jurisdiction. Whilst we welcome feedback from renters in relation to their stays at properties listed on our site, or feedback in relation to any communications potential renters have had with property owners / managers, we are not able to mediate in any disputes between renters / potential renters and property owners / managers (although we will, in all likelihood, remove a property from our site following consistent negative feedback that we consider to be justified).

This website is owned and controlled by The Modern House Limited of 63 Halliford Street, London N1 3HF, company number 6520183. “The Modern House” and “The Modern House Estate Agents” are trading names of The Modern House Limited. If you use this website you agree to the terms and conditions.
