Situated on the second floor of a former industrial building in Exmouth Market, this apartment has been meticulously realised by architect Felicity Bell. Incredibly versatile, the design makes use of sliding doors that allow the plan to be changed as required, creating a second bedroom and concealing an office space. The Tour

Occupying the corner that connects Rosoman Street to Spa Fields Park, the handsome industrial building creates a striking silhouette from street level. The building was once used as a factory for radio parts and retains many of its original features, including impeccably maintained brickwork in the communal areas; sensitive contemporary additions, such as warehouse-style windows, have been carefully introduced.

This apartment is positioned on the second floor, accessed via a secure entryphone system. Entry is to a hallway, which is completely open to the main living areas, yet the clever sliding door system allows this space to be closed off to create a second bedroom when required. Full-height open shelving extends along one wall, and there is a coat cupboard for further storage.

The main living spaces have a wonderful sense of volume; ceilings are almost three metres high, and all doors extend from floor to ceiling. Underfloor heating runs below a contemporary grey resin floor, which has been poured over concrete screed to add to the already-excellent insulation levels; walls are a simple white-painted brick. The room is currently arranged with the living area positioned centrally, and the dining area situated at the far end, although the versatile plan would suit a variety of layouts.

Along the rear wall, bi-fold doors open to reveal a dedicated office space, where a bespoke desk and open shelves have been built in along the length of the wall. Shelving extends to ceiling height, providing ample storage. This space can be completely shut off, becoming invisible once the doors are closed.

The kitchen extends along a central wall and has been finished to the highest standard. Worktops are a richly coloured Jarrah hardwood with an ivory-coloured tiled splashback behind; the tiles are by Reed Harris and have a subtle sheen, amplifying the natural light that flows around the space. The storage extends to ceiling height, taking the form of white cabinetry with a spray lacquer finish and D-line handles by Knud Holscher. A matching Jarrah chopping board fits perfectly over the stainless steel sink. There is a built-in Siemens double oven and hob, as well as two under-counter fridge/freezers and a dishwasher.

These spaces flow into the bedroom, where large windows frame views over Spa Fields and the leafy trees beyond. This peaceful room makes use of a simple palette of white tones, ensuring the focus is firmly on the greenery outside. Built-in shelving below the window and above the bed provides storage; there is also an entire wall of built-in wardrobes. Translucent glass doors slide open to the en suite, which is home to a curved bath by Bette and Vola taps. The WC is through a solid sliding door, beyond which a further door connects back to the hallway, completing the plan.

The Area

Exmouth Market runs just behind Rosoman Street, a thriving and vibrant pedestrianised street, it is renowned for the quality and variety of its cafes, bars and restaurants. Morito, Paesan, Caravan, Moro,  Macellaio, Mikkeller, Exmouth Arms and Furanxo are all firm favourites, to name just a few. There are many other restaurant choices within easy reach in and around Clerkenwell, including the famous St John Restaurant, which lies within a 10-minute walk, and The Quality Chop House Restaurant with its adjacent pantry Shop and Quality Wines. Sadlers Wells Theatre is a five-minute walk along Roseberry Avenue.

The apartment overlooks Spa Fields Park, a historic meeting place described in the 19th century as “the summer’s evening resort of the townspeople” and was used for sports in vogue at the time, such as duck-hunting, prize-fighting and bull-baiting. It is now a more sedate spot with open lawns and a lavender garden.

Exmouth Market is within easy reach of the Eurostar at St Pancras. Farringdon is the nearest tube, with District, Circle and Metropolitan lines, National Rail and the new Elizabeth Line which is one stop to the West End (Tottenham Court Road) and, by the end of the year, will be two stops to Bond Street, three stops to Canary Wharf and direct to all Heathrow Terminals.

Chancery Lane and Holborn underground (Central and Piccadilly lines) are within walking distance, as are St Paul’s and the City to the south. Buses also frequently pass by on nearby Rosebery Avenue on route to the West End.
