This five-bedroom semi-detached sustainable house with rear garden is well-positioned on a quiet residential street in East Finchley. Measuring approx. 2,379sqft internally, the house was designed by Jennifer Beningfield of Openstudio Architects and completed in 2016. The house has been designed in accordance with passive sustainable principles to minimise the building’s energy requirements.
The striking rear façade steps down towards the garden with a series of terraces. Clad in charcoal Cembonit, a durable fibre cement, the rear elevation is largely glazed in order to maximise the intake of warming light from the south. Large triple-glazed sliding doors give access to the rear garden from the open-plan living space. The bespoke kitchen, with its sleek Corian worktop, is positioned at the front of the house and has a floor-to-ceiling window that looks over the front garden.
On the top floor, the space is designed to be configured as either a master suite, with en-suite bathroom and dressing room, or as two separate bedrooms.
The lower ground floor is unfinished to allow for individual specification. The space is versatile and very light, designed to be used as a self-contained living area with its own reception, bathroom, bedroom and kitchen / utility or, alternatively, can be configured as a cinema / reception room, office / fifth bedroom and gym / playroom.
There is an emphasis on high-grade natural materials throughout, including Basalt stone flooring, solid oak floors and stairs, and limestone tiles. The interior fittings, including the kitchen and fitted wardrobes in the bedrooms, have been carefully designed by the architect to reflect the clean lines of the house. The kitchen has integrated appliances by Miele and Bosch, the bathrooms have sanitary ware by Hansgrohe and every window incorporates a ‘blind box’ to accommodate electric blind mechanisms that continue the clean-lined aesthetic.
The house has a KNX integrated home automation system to control mood lighting in all rooms, the underfloor heating on all levels, and is wired to support the electric blind mechanisms.
Leicester Road is excellently located near the centre of East Finchley and falls within the catchment area of some highly regarded schools, notably the Archer Academy. The shops, restaurants and bars of East Finchley High Road are a moment’s walk away. East Finchley Underground station, less than half a mile away (approx. a five-minute walk), is on the Northern Line.
