“A wall of steel-framed glass opens onto the south-facing terrace and garden, creating a strong visual connection between the inside and outside”

This characterful three-bedroom Edwardian house is located on Stallcourt Avenue, a residential road to the north of Cardiff’s city centre, just a few minutes’ walk from the green expanse of Roath Park. The house was the subject of a complete renovation and refurbishment in recent months, pairing modern details with original period features. Internal living space of around 1,307 sq ft spans its two storeys and outhouse, with a leafy private rear garden and terrace.

The Tour

Stallcourt Avenue is a quiet, tree-lined road, with on-street parking available for its residents. Entrance to the house is through a walled courtyard that leads to a portico front door, partially glazed in its original stained glass, which opens into a light-filled hallway with decorative terrazzo underfoot.

The former layout on the southerly side of the house was predominantly front-facing and lacked any real connection to the garden. The renovation entirely reworked this area to create a beautifully bright open-plan kitchen and dining room, with a wall of steel-framed glass opening onto the south-facing terrace and garden that creates a strong visual connection between the inside and outside. Exposed steel beams add a modern touch to the generous proportions, and a large skylight invites further natural light to filter through.

The modern kitchen runs the length of one wall; thoughtfully designed for the practicalities of daily life, it contains appliances neatly housed in cabinetry. A central, granite-topped island adds to the open, sociable layout, with a dining area positioned adjacent. The opposite side of this room has been reconfigured as a secondary living space with a period fireplace as the centrepiece.

The living room sits on the opposite side of the plan at the front of the house. Here, a large bay window invites an excellent quality of natural light to flood in throughout the course of the day. Also at ground floor level is a useful utility space and cloakroom tucked behind a sliding timber door, cleverly conceived to utilise the additional space.

The original staircase ascends to the first floor, where three beautifully proportioned bedrooms can be found. Each has high ceilings, well-retained period features and original pitch pine solid floorboards. The main bedroom receives a soft southerly light and has views onto the garden. Additionally, there is a generous loft space, accessed via the central landing.

Outdoor Space

A decked terrace extends from the open-plan dining area, providing a wonderful spot to enjoy a morning coffee. Steps lead down to the former garage positioned on a slightly lower level of the garden, now a brick-built outhouse with the original steel-framed windows. Currently used as a useful storage area, with further renovation this space would well befit a home workspace or studio.

The Area

Roath is a popular part of Cardiff for artists and designers, contributing to an influx of creative initiatives and independent galleries opening in the area in recent years. The neighbourhood’s selection of independent cafes and restaurants has grown extensively – Waterloo Tea Rooms is a favourite amongst Roath’s residents. Nearby Roath Park is a beautiful spot in the summer months with a pretty lake and excellent walking and running routes across its green expanse. Local amenities are good and the city centre’s broader selection is easily reached within around 25 minutes on foot or 15 minutes by bike.

The area is also perfectly suited to families, with an excellent primary school just minutes’ walk from the house and easy access to the University.

Cardiff is served by two train stations; Cardiff Central and Queen Street. Cardiff Central provides a direct service to London Paddington in approximately two hours and four minutes and Bristol Temple Meads is reachable in around 48 minutes.
