'A feat of a renovation - a seamless flow between two ecclesiastical buildings, combining pared back modern interiors with wonderful tactile materials.'

Occupying a quiet, rural position in a quintessential Wiltshire hamlet is Chapel House; a most exceptional Grade II Listed congregational Chapel and Chapel House predating 1862. Breathing new life into the 19th Century foundations, the two ecclesiastical buildings, adjoined by a modern glass walkway, have been renovated with exquisite attention to detail. The internal living space of around 2,360 sqft, pairs impressive architectural proportions with a soft colour palette and tactile materials. The bucolic setting is a peaceful haven, with the city of Bath less than ten miles south, Bristol 20 miles west and The Cotswolds 30 miles to the north.

Approached by a country lane, the original chapel door provides the primary entrance, accessed via a nepeta-lined path through the front garden. The renovated chapel is breathtaking; an exciting, double-height, open-plan living space replete in rich historical details and carrying an air of noble sophistication. Vaulted cathedral ceilings are paired with deep-set, arched sash windows with oiled pitch-pine floorboards underfoot. The natural light is exceptional.

The chapel was entirely renovated, re-roofed and re-plumbed, exceptionally well insulated, new electrics were fitted and new joists and new radiators installed. The vast interior has been sensitively divided, with a bespoke kitchen designed by Atelier with an Aga set to one side, and dining and living areas loosely organised in opposite corners of the room. Hand-crafted cabinetry is finished in lime-washed oak and free-standing workstations neatly house appliances. Walls are coloured in chalky grey and pendant light fittings hang overhead to provide a soft illumination.

Doorways at one end of the space lead through to a playroom (or additional bedroom) and an adjacent shower room screed in microcement has a modern, tactile finish.

The glass walkway provides a seamless passage to the house, where a rear extension room is clad in Siberian Larch, with strategically placed picture windows framing views to the garden. An internal courtyard formed between the two buildings provides a charming space for summer lunches, with sliding glass doors, framed in aluminium, creating a wonderful free-flow between the interior and exterior spaces.

Chapel House has a warm and homely feel; the panelled living room painted a pale green with solid oak floorboards, shuttered windows, and a log-burning stove. The adjoining second reception room, currently set out as an office, has a beautiful stone fireplace pre-fitted with an insulated flu ready for a second log-burning stove, flanked by inset oak shelving. A fourth bedroom is positioned adjacently. Stairwells lead up to the floor above and down to the cellar below.

An excellent quality of light streams through the bathroom and two double bedrooms on the upper level, each with far-reaching views over field-upon-field of surrounding farmland.

Dry-stone walls, specimen trees and mature hedging form the external boundary of the private garden and expanses of lawn. There is also summer house and a treehouse constructed with 150 year-old floorboards from the chapel. The second terrace outside the playroom is perfect for morning coffee, bordered by beds of herbaceous perennials. Echinacea, salvia, verbena, prairie-style grasses and beds of white cosmos are paired harmoniously with the wonderful pale patina of Bath stone.

North Wraxall Parish consists of a community of five villages and hamlets in north west Wiltshire, including Ford, Mountain Bower, North Wraxall, The Shoe and Upper Wraxall. The local community is very active and the community hall and ‘Good’ ofsted-rated pre-school are a two-minute walk away. The house sits in the catchment area for a good selection of both private and state primary and secondary schools.

Chippenham train station is around 12 minutes’ drive away with journeys to London Paddington taking 70 minutes on the fast and direct mainline calling at only three other stations.

Chapel House is perfectly positioned for easy access to the surrounding Wiltshire and Somerset countryside. Dyrham Park is on the doorstep and The Peto Gardens at Iford Manor, The Tithe Barn and the Saxon Church at Bradford-on-Avon are also easily reached. Bath is a 20-minute journey by car and the popular Cotswold towns and villages of Tetbury and Malmesbury are a 30-minute drive away. There is a good selection of supermarkets, farm shops, cafés and restaurants all within a 20-minute drive.
