“An extensive renovation introduces beautiful contemporary elements to traditional Victorian proportions”

Set on the quiet, tree-lined Belfort Road, between Queens Road Peckham and Nunhead, is this exceptionally bright three-bedroom apartment. The first-floor apartment sits in a Victorian terraced house and has been subject to an exceptional renovation and redesign by the current owners. The apartment has been finished with remarkable attention to detail, defined by a minimal palette and considered interventions, which celebrate the original fabric of the building. A wonderfully private garden sits behind the house, chock full of flowers, trees and an abundant vegetable patch.

The Tour

The apartment is set in a Victorian townhouse, defined by its London Stock brick and stucco façade. Stairs lead from the ground floor, via a shared hallway, to the apartment’s front door. Upon entry, an original wooden staircase leads to the upper floors. The stairs and landing have been painted in the calming shade of ‘Skimmed Milk’ by Farrow and Ball.

At the rear, an open-plan kitchen has recently been fitted and lined with quartz worktops. There is a large pantry along one wall providing an abundance of storage. At the far end of the room is a peaceful dining area flooded with light care of a large set of windows and a glass door that provides access, via a staircase, to the leafy gardens below. Brightness is further amplified by a skylight that sends light streaming in from the skies above.

The living room has wonderfully grand proportions, ornamented with elegant cornicing and a ceiling rose. Central to the room is an ornate reclaimed fireplace lined with porcelain tiles in a pleasing tulip pattern. A series of shelves and bespoke cabinetry have been fitted alongside the chimney breast for storage and display. The room feels bright and airy due to a pair of large windows that draw light in and overlook the tree tops of the quiet street below. Nearly all the rooms, including the living room, have solid wood flooring imported from France, known as French Maritime Pine. Cast-iron radiators have been introduced throughout the house.

The bedroom on this floor is located off the landing and has been painted in an earthy reddish tone by Lick. The striking colour is punctuated by a wooden door. The doors throughout the house have been adorned with black and brass door knobs detailed with an intricate honeycomb pattern. A bathroom is located a few steps down from the landing. It has a waterfall shower and is lined with grey tiles.

Upstairs are a further two bedrooms. The largest is located at the front of the house and mirrors the exceptional proportions found in the living room. The light-enhancing white walls, complete with cornicing, contrast with a reclaimed Victorian fireplace in keeping with the building’s heritage. Floor-to-ceiling built-in cabinetry elegantly lines one wall creating a wealth of storage for clothes. The third bedroom, painted in Farrow and Ball‘s ‘Ash Grey’, is currently used as a nursery and has views across the gardens below.

A second larger family bathroom sits between the bedrooms, fitted with stylish brass sanitary ware and neutral white tiles.

Outdoor Space

The garden provides a peaceful oasis from the city, particularly in the summer when abundant greenery comes into full bloom. Unlike many other Victorian terraces, the garden doesn’t back onto other housing and therefore feels very private. A number of well-developed trees surround the garden, including a large Oak and a Pear tree, home to a number of squirrels and birds and, most notably, a woodpecker. The stairs that lead to the garden provide a sturdy frame for beautiful flowering vines and plants such as ivy, clematis and wisteria. In the garden are several flowers and three vegetable beds, a nod to Peckham’s history of supplying vegetables to London. Other plants include globe artichokes, dogwood, twisted willow and huge honeysuckle.

The Area

Recent developments along Queens Road, just a few minutes walk from Belfort Road, have enlivened the local area. Of note are the Blackbird Bakery under the railway arches, Mama Dough pizza restaurant, Kudu, Well & Fed Deli and Peckham Cellars for wine.

Nunhead Lane has a village-like feel, with a greengrocer, a fishmonger, a deli, a café and a new community centre by AOC architects. Popular local pubs include the Old Nuns Head and Skehans. For plants and gardening supplies, there is local favourite The Nunhead Gardener.

The nearby Bellenden Road has become a centre for excellent independent restaurants, bars, and shops, including Artusi, The Begging Bowl and Flock & Herd Butchers. The Bussey Building, off Rye Lane, hosts an active and varied programme of yoga/dance classes and workshops, along with a residency from the Royal Court Theatre. Peckham Levels hosts street food, bars and cafes, along with live music. The green spaces of Telegraph Hill, with beautiful views over the city, and Peckham Rye Park are a short walk away.

Queens Road Peckham is the nearest station, just a 7-minute walk away, running London Overground services to Shoreditch High Street and Dalston Junction in one direction and Clapham Junction in the other. Connections to the Jubilee Line can be reached at Canada Water (10 minutes). Southern trains run services to London Bridge with a journey time of around seven minutes, from where the Northern Line can also be reached. Nunhead station is an eight-minute walk away with connections to Victoria (in 15 minutes) and King’s Cross St Pancras (in 25 minutes).
